CARETAKER PROFILE.

 Daily cleaning of the common arrears in the building
 Letting out vacant unit.
 Ensure rent is collected in good time.
 Conduct daily inspections of the property to ensure all assets are secure, record and report any preventive and corrective repairs and maintenance requirements to the Facilities & Property Manager for corrective action.
 Produce daily and weekly reports on a timely basis on maintenance issues to be communicated and escalated to the Facilities and Property Manager.
 Assume responsibility for the general security and safety of the property by supervising security company engaged, review security reports and daily occurrence books for accuracy and consistency and ensure all safety and security measures are maintained at a high standard and any issues are addressed as soon as they arise
 Supervise any contractor engaged to undertake repair work on site by following the provided specification for each repair work. In cases of major repair works, liaise with the Facilities & Property Manager to ensure specifications are met.
 Ensure that all equipment on site is in good condition and report any faults or damages concerning the same.
 Monitor residents / tenant’s turnover and ensure all units are let out on timely basis.
 Review and approve all tenancy application file prior to move in, will a full due diligence as per policy.
 Maintain good relations and liaise with neighbors to resolve any reported issues.
 In cases of major repair works, liaise with the Facilities & Property Manager to ensure specifications are met.
 Oversee overall implementation of estate rules and regulations.
 The property caretaker will be responsible for general management.
 Any other duties that may be ascribed from time to time.
Property Officer Skills & Qualifications;
 A relevant certification.
 Experience working in an estate management for more than 2 years as a caretaker.
 Good management capability and commercial acumen.
 Good communication and writing skills, and PR, to be able to deal with tenants, service providers, and other parties.
 Good initiative and ability to organize and supervise building functions, services, and maintenance.
 Firm personality, with determination and energy, Results oriented and Self driven.

Cashier Cum Customer Service Officer

Essential Job Functions:
 Receive tenants’ payments slips deposits: verify slips and endorsements, receive proper identification for deposit refunds and issue receipts of deposit.
 Examine checks deposited and determine proper funds availability based on regulation requirements and complete hold notices.
 Identify counterfeit deposit slips.
 Answer basic customer inquiries regarding letting and leasing of units while complying with disclosure requirements, regulations and consumer privacy policies.
 Cross-sell property products and services.
 Refer customers to the proper department for issues that cannot be resolved at the teller line.
 Pay in accurate details and amounts into the rental management system.
 Ensure teller station is properly supplied.
 Close accounts when requested.
 Ensure proper protocols are followed.
 Follow procedures for removing accounts for dormancy.
 Recording payments and entering them into the cashbook accurately and closing the payments daily.
 Follow all rental management policies and procedures.
 Supervise he office assistant and ensure her roles are articulately handled per day.

Education / Experience:
 A relevant certification or equivalent.
 Customer service experience.
 Cashier experience

Assistant Accountant cm Credit control Profile.
Responsibilities:
 Preparing statutory accounts.
 Calculating and checking to make sure payments, amounts and records are correct.
 Sorting out incoming and outgoing daily post and answering any queries.
 Managing petty cash transactions.
 Controlling credit and chasing debt.
 Reconciling finance accounts, direct debits and providing reconciliation reports.
 Ability to regularly follow up all outstanding debts for specific customer accounts with the respective staff and report problem accounts to the finance and operations personnel.
 Prepare monthly collection targets for discussion with the finance and operations personnel and ensure targets are sent out by 5th of the following month.
 To refer customer accounts which prove difficult to collect to authorized debt Collection Agents or the relevant authorities after approval and to regularly communicate with the Agents or the relevant authorities until such accounts are collected.
