𝗬𝗼𝘂𝗿 𝗯𝘂𝗶𝗹𝗱𝗶𝗻𝗴 𝗹𝗼𝗼𝗸𝘀 𝗿𝗲𝗮𝗱𝘆. 𝗕𝘂𝘁 𝗰𝗮𝗻 𝘆𝗼𝘂 𝗺𝗼𝘃𝗲 𝗶𝗻 𝘆𝗲𝘁?

The walls are painted, the floors are sparkling, and the keys are practically calling your name.

But hold on!

Looking complete doesn’t automatically mean it’s approved for occupation.

An Occupation Certificate is an official document issued by the relevant authority, where required, confirming that a building has met the applicable requirements for occupation.

𝗪𝗵𝘆 𝗱𝗼𝗲𝘀 𝗶𝘁 𝗺𝗮𝘁𝘁𝗲𝗿?
• Compliance: Confirms applicable occupation requirements have been met.
• Safety: Relevant safety requirements have been assessed through the required inspections.
• Legal occupation: Provides formal approval to occupy, subject to its terms and applicable regulations.

One important thing to remember: this certificate isn’t a lifetime guarantee against cracks, leaks, or other defects.

Proper maintenance and professional assessments still matter.

At Abba & Wandu Engineers, we believe construction goes beyond putting up walls.

It’s about getting the details right, from design to occupation.

𝗧𝗵𝗲 𝗖𝗼𝘂𝗻𝘁𝘆 𝗕𝘂𝗶𝗹𝗱𝗶𝗻𝗴 𝗔𝗽𝗽𝗿𝗼𝘃𝗮𝗹 𝗣𝗿𝗼𝗰𝗲𝘀𝘀: 𝗪𝗵𝗲𝗿𝗲 𝗗𝗼 𝘁𝗵𝗲 𝗗𝗲𝗹𝗮𝘆𝘀 𝗛𝗮𝗽𝗽𝗲𝗻?

Getting approval for a building project involves several stages,

and understanding them can help you plan your construction timeline more effectively.

In Kenya,

the process generally starts with preparing architectural and structural drawings through appropriately registered professionals.

The application is then submitted to the relevant county with the required documents and fees.

The county reviews the submission for compliance with applicable planning, building and safety requirements.

Depending on the project and county procedures, other clearances may also be necessary before approval is granted.

𝗪𝗵𝗲𝗿𝗲 𝗱𝗼 𝗱𝗲𝗹𝗮𝘆𝘀 𝗰𝗼𝗺𝗺𝗼𝗻𝗹𝘆 𝗼𝗰𝗰𝘂𝗿?
• Incomplete submissions: Missing documents or supporting information can lead to requests for additional details.
• Design inconsistencies: Conflicting dimensions or information between drawings may require revisions.
• Planning and compliance issues: Setbacks, plot coverage, zoning and other requirements may need to be addressed.
• Technical queries: County reviewers may request clarifications or corrections before proceeding.
• Slow resubmissions: Delays in addressing feedback can extend the overall process.

The lesson? Don't wait until submission day to check your drawings and documents.

Early coordination between your architect, structural engineer and other relevant professionals can help reduce avoidable delays.

At Abba & Wandu Engineers, we believe informed planning is the foundation of a smoother construction journey.

DID YOU KNOW?

An engineering drawing may look professional, but if it lacks the required approval and authentication, it could leave you exposed when something goes wrong.

In Kenya, EBK registration verifies an engineer’s professional status, while the relevant drawings must meet applicable signing, stamping and approval requirements.

If structural cracks develop or a dispute arises, missing authentication can complicate accountability and verification of who prepared or approved the design.

Before you build, verify the engineer and the drawings. Don’t let a document that looks official become a costly lesson.

At Abba & Wandu Engineers, we believe every successful project starts with proper planning, professional expertise and compliance.

Where Budgets Actually Leak in a Bill of Quantities

You have your BOQ, your budget, and a contractor telling you, “Boss, everything is covered.” Then a few months into construction, the familiar statements start coming:

“We didn’t include that,” “the quantities have changed,” “that wasn’t in the BOQ,” or “we need a variation.”

Suddenly, your KSh 8 million project is making regular visits to your savings account.

The problem isn’t always that someone is overcharging.

Poor quantities, missing items, unclear specifications and unexpected variations can quietly create major budget leaks.

A good BOQ should help you understand where your money is going before construction starts, not explain where it went afterwards.

Planning a construction project?

Have your BOQ reviewed before you commit your money.

Finding the problem early can save you thousands in costly repairs and construction delays.

Don’t wait until the cracks appear to ask the hard questions.

Get it right from the ground up with Abba & Wandu Engineers.

How to Verify an NCA Registration Before You Sign Anything

You have found a contractor, agreed on the price, and they have shown you an NCA certificate. Looks good, right?

Not so fast. A homeowner hires a contractor after seeing their NCA certificate.

A few months into construction, problems arise and the homeowner discovers that the contractor’s registration doesn’t cover the type or class of works involved.

Now there’s a bigger problem, and the project is already well underway.

Before signing anything, verify the contractor’s NCA registration and make sure it’s valid and appropriate for your project.

Don’t wait until there’s a problem to find out.

Planning to build? Before you sign that contract, let’s help you get the right checks in place. Visit our website for professional structural and civil engineering services.

𝗜𝘁’𝘀 𝗙𝗿𝗶𝗱𝗮𝘆! 𝗧𝗶𝗺𝗲 𝘁𝗼 𝘁𝗿𝗮𝗱𝗲 𝘁𝗵𝗼𝘀𝗲 𝗼𝗳𝗳𝗶𝗰𝗲 𝘄𝗮𝗹𝗹𝘀 𝗳𝗼𝗿 𝗳𝗮𝗿𝗺 𝘃𝗶𝗲𝘄𝘀.

Who says a farmhouse has to be a simple structure with a tin roof and a few chickens for security?

A well designed farmhouse can give you the best of both worlds: peaceful country living and the comfort of a thoughtfully planned home.

But here’s the thing:

before you start choosing where to put the veranda or imagining your morning tea with a view,

make sure the structural design, foundation, drainage, and site conditions are properly considered.

A beautiful farmhouse should be built to last, not just to look good in photos!

At Abba & Wandu Engineers, we believe good engineering makes every dream home stand on solid ground.

𝗗𝗜𝗗 𝗬𝗢𝗨 𝗞𝗡𝗢𝗪?

A concrete slab can be strong enough to carry its design loads and still fail the structural check because of excessive deflection.

Here’s the difference:

Strength asks:
“Will the slab safely carry the load?”

Deflection asks:
“Will the slab bend too much while carrying it?”

A slab may not collapse, but excessive deflection can still cause cracked finishes, damaged partitions, uneven or ponding surfaces, uncomfortable floors, and problems with doors and windows.

That’s why structural design considers both strength and serviceability.

Slab thickness, span, reinforcement, loading, support conditions, and construction quality all play a role in controlling deflection.

A slab doesn’t only need to be strong. It needs to perform properly throughout its service life.

Striking Formwork Too Early: The Failure Nobody Photographs

Concrete may look hard, but that does not mean it is ready to carry loads without support.

Removing formwork too early can lead to:

• Slab deflection: Excessive sagging or deformation
• Cracking: Increased risk of cracks in concrete elements
• Damaged edges: Corners and edges may break easily
• Structural stress: Loads may be transferred before the concrete is ready
• Long term problems: Some defects may only become visible later

The right stripping time depends on concrete strength, member type, span, curing conditions, temperature and expected loads.

Never remove formwork based on appearance alone. Confirm the required strength and project specifications before striking.

Because “it looks hard” is not a structural approval.
