Недавний опрос CBRE, в котором приняли участие более 500 профессионалов в сфере коммерческой недвижимости по всему миру, выявил следующие основные результаты:
 Повышенное внимание к ESG в 2022 году: Почти 70% респондентов сообщили о повышенном внимании к стратегиям ESG в 2022 году, в основном из-за роста цен на энергоносители и введенных правительством требований по раскрытию информации ESG.
 Сокращение энергопотребления - приоритет: Три четверти всех респондентов заявили, что снижение энергопотребления и выбросов углекислого газа является главным аспектом ОСОКУ, который, скорее всего, повлияет на стоимость недвижимости.
 Акцент на благополучие арендатора/сотрудника: Более 80% респондентов отметили, что близость к общественному транспорту (или его отсутствие) влияет на стоимость недвижимости, так как более легкая дорога ассоциируется с лучшим самочувствием сотрудников.

In Q3 2019 the growth in activity in both the primary and the secondary market of residential real estate in Almaty continued. This relates to the satisfaction of previously deferred demand after a significant decline in residential prices in the equivalent of the US dollar and the current improvement in the economic situation in the republic.
The devaluation of the national currency at the beginning of 2014 and the second wave in the 3rd Quarter of 2015 cooled the market down and significantly reduced the number of residential sale-purchase transactions. Further in the 2016-2018 there is a significant growth in the number of purchase and sale transactions for housing both in Almaty and in the Republic of Kazakhstan as a whole.
The implications and impact of the global economic downturn have “cooled down” the Residential market segment, as a result of which many players have left the market. However, the stronger and more financially capable developers have continued their construction activities. We have observed the developers’ interest in construction of projects in different classes – «economy», «comfort», «business» and even «elite». High sales volumes are observed in case of the primary residential projects under construction, due to the competitive prices in the early stages of construction. There was a high interest in the primary real estate at the construction stage, due to the attractive sale price compared to the finished objects.
The total residential space commissioned in Almaty during the period Jan-Sep 2019 comprised 1,364,921 sqm, which represents a 2.8% increase compared to the same period of 2018.
According to official statistical data, the largest shares of residential space in this period were commissioned in Almaty (15.5% of total), Nur-Sultan (13.7% of total) and Mangistau Province (10.6% of total).
The size of Almaty housing stock has reached in total 48.1 mln sqm as of the end of 2018 having increased by 4.2% since 2017.
Currently, many large projects are being built in Almaty in different parts of the city, including large-scale projects, apartments in which are sold via state programs.
In connection with the improvement of the overall economic situation, as well as positive forecasts of economic growth and a steady increase in demand for housing, there is an increase in the activity of players in the residential real estate market of Almaty.

• Total area of commissioned residential buildings in 2018 - more than 2 million square meters;
• The number of housing purchase transactions in Q3 2019 decreased by 7.3% compared to Q2 2019. However, in comparison with Q3 2018 it has increased;
