Occupancy is the real balancer.

When it comes to balancing hotel expenses, the main focus should always be occupancy. During low seasons, hotels need to adjust room rates strategically to maintain higher occupancy levels.

Although the ARR (Average Room Rate) may decrease, higher occupancy helps manage operational costs effectively, especially since fixed costs remain the same.

Even during high seasons, there is no advantage in keeping very high room rates if occupancy remains low. The real focus should always be on maintaining strong occupancy levels throughout the year to ensure steady revenue and better cost management.

At the same time, having 100% occupancy only on a few days while experiencing very low occupancy on other days is not a healthy revenue strategy. Hotels should also avoid having too many shoulder days. The goal should be to maintain stable and consistent occupancy across all days rather than depending on a few peak dates.
