We were underwriting a deal for a property we have under contract in a highly desirable area of Lake Chapala…

And it confirmed something we’ve been seeing in real time.

We live and operate west of Ajijic — the main expat hub on the lake.

And this side?

It’s growing fast.

We’re seeing:
• More foreign buyers
• More Mexican nationals investing
• More people leaving Guadalajara

And that demand is moving west.

Now compare that to what’s happening in Tulum.

We tell people very clearly:

❌ Don’t invest in Tulum.

It’s been overbuilt.

Too many developments.
Too much inventory.
Not enough real demand to support it long-term.

We’ve seen too many people lose money there because they didn’t have real insight on the ground.

Lake Chapala is different.
