A small real story to share:

Not always.

Banks don’t just look at your salary —
they also consider your commitments, credit record, and overall financial profile.

I’ve seen:
✔️ Average income — still able to buy
❌ Higher income — still not approved

The key is understanding your position first.

Ever thought of staying near the beach… but still close to town? 🌊

After work, just 5–10 mins drive
Walk by the sea, catch sunset, slow down a bit

That’s why many people like Tanjung Aru —
Not too busy, but still very convenient

Quick one I get a lot:
“Buy now or wait?” 🤔

Simple view of Sabah market now:

📊 Prices not really dropping
📈 New launches coming in slightly higher
📍 Good locations (town / Tg Aru) still quite strong

So…

✔️ Own stay + comfortable monthly → usually OK to go
⏳ Waiting for big price drop → quite unlikely

💡 Don’t try to time the “lowest price”
Better to choose something that fits your lifestyle long term
