A small real story to share:

I had a client who found a unit she really liked.
Budget was fine, loan was okay — but she decided to wait.

Banks don’t just look at your salary —
they also consider your commitments, credit record, and overall financial profile.

I’ve seen:
✔️ Average income — still able to buy
❌ Higher income — still not approved

The key is understanding your position first.

Don’t self-reject too early 😊

“Buy now or wait?” 🤔

Simple view of Sabah market now:

📊 Prices not really dropping
📈 New launches coming in slightly higher
📍 Good locations (town / Tg Aru) still quite strong

So…

✔️ Own stay + comfortable monthly → usually OK to go
⏳ Waiting for big price drop → quite unlikely

💡 Don’t try to time the “lowest price”
Better to choose something that fits your lifestyle long term
