CABARAN USAHAWAN HOMESTAY
Di tanah air, homestay sering digunakan sebagai istilah umum bagi rumah penginapan untuk pelancong domestik dan pelancong antarabangsa. Rumah apartment dijadikan homestay, rumah teres dijadikan homestay, begitu juga chalet, kabin malah banglo di tengah sawah, tepi sungai atau pantai turut dikategorikan sebagai homestay.

Namun dari sudut rasmi, menurut Kementerian Pelancongan, Seni dan Budaya Malaysia (MOTAC), program homestay sebenar merujuk kepada konsep pelancongan berasaskan komuniti di mana pelancong tinggal bersama keluarga tuan rumah dan mengalami gaya hidup tempatan, bukan sekadar penginapan biasa.

Ini menunjukkan bahawa dalam pasaran hari ini, istilah “homestay” telah berkembang menjadi dua bentuk utama:
Homestay komersial (short-term rental) iaitu apartment, rumah teres, banglo dan "tiny house."

Homestay komuniti (program rasmi MOTAC) iaitu pengalaman budaya & kehidupan desa.

Homestay merupakan sebahagian daripada industri pelancongan berasaskan komuniti (CBT) yang terbukti membantu pembangunan ekonomi luar bandar dan memberi peluang pendapatan kepada masyarakat tempatan.

Homestay berada dalam industri pelancongan, iaitu antara sektor utama ekonomi Malaysia.

Homestay adalah perniagaan berasaskan aset yang dibeli dan dimilki usahawan homestay atau pun disewa daripada pemilik untuk dijadikan homestay.

Apakah potensi perniagaan homestay? Apakah cabarannya? Apakah konsep unik homestay yang boleh diketengahkan? Bagaimana memahami kapasiti minima untuk beroperasi secara mampan dan mendatangkan aliran tunai (cash flow) yang menjamin kehidupan usahawan homestay?

Homestay bukan sekadar bisnes penginapan namun ia berpotensi sebagai aktiviti pelancongan seperti "eco-adventure learning experience."

TUJUH KONDISI SENYAP YANG MEMBUNUH USAHAWAN

Hakikatnya lapan puluh peratus daripada usaha perniagaan gagal melepasi tiga tahun perjalanannya.

Sudah banyak penyelidik akademik mengkaji dan membongkar punca-punca kegagalan usahawan dan perniagaan. Dalam video saya pun pernah saya sentuh tentang hal ini.

Cuma kali ini saya ingin tukar pendekatan pengajaran sebab masyarakat kita susah nak sedar dan susah nak berubah. Mereka sudah sebati mengekalkan "Kondisi Gagal.*

Kondisi adalah apa yang ada dan dihayati pada diri seseorang biasanya secara tidak sedar. Ia boleh jadi amalan tradisi nenek moyang turun temurun tanpa dinilai kemungkinan elemen-elemen itu membelenggu kemajuan dirinya.

Apakah elemen-elemen itu?

Sebagai pengkaji ilmu komunikasi dan gelagat manusia, saya telah menghasilkan model yang mengenalpasti 12 faktor utama potensi diri setiap insan.

Apakah faktor-faktor itu?

Jika kita bergaul, menetap dan hidup dalam komuniti bangsa asing terutama di negara mereka dan ikhlas mengkaji perbezaan pola budaya maka kita boleh nampak perbezaan. Saya telah berada dan hidup di negara luar beberapa tahun. Malah saya pernah menjalankan perniagaan usahasama dan kolaborasi dengan bangsa asing termasuk American, British, Jepun dan Korea selain bangsa Cina dan India di tanahair.

Malah pelanggan syarikat saya dulu banyak daripada syarikat-syarikat multi-national.
