It started with a simple conversation at home.
A husband and wife, both working professionals with two children, were talking about their future — education, retirement, and perhaps another property one day.
Five years ago, they bought a home in a location they loved. Safe, family-friendly and comfortable for raising their children.
Like many homeowners, they rarely thought about the mortgage. Every month, the instalment was paid automatically by standing instruction. No missed payments. Everything seemed fine.
Then one evening, the wife asked:
“How many more years do we actually have before the house is fully paid?”
The husband opened the banking app.
Then he went quiet.
“Do you remember how much we borrowed?”
They recalled it was around RM710,000.
The outstanding balance was still around RM690,000.
That was the moment the conversation changed.
They had been paying diligently for years, yet the balance had reduced far less than they expected.
They had asked the bank before and were told this was normal — that this was how housing financing works.
But one question remained:
Where had all those monthly payments actually gone?
Through a close friend, the wife heard about FIS Advisory and decided to get a second opinion.
The FIS Advisor reviewed their loan documents and repayment history. When the numbers were broken down, the couple were surprised to see that a very large portion of what they had paid had gone towards interest rather than reducing the principal.
Their next question was simple:
“Is there a way for us to pay less interest and finish this loan earlier?”
After analysing their loan, FIS prepared a repayment strategy showing the potential to save approximately RM285,000 in interest and shorten the loan tenure by around 16 years.
For this family, it was never just about the numbers.
It was about not carrying a mortgage beyond retirement.
It was about having more choices for their children.
And it was about finally understanding where they were heading.
Today, they have started their journey with FIS.
