We’re thrilled to announce our much-awaited 2-Day Training Programme on DIAGNOSING BUILDING DEFECTS - THE BUILDING PATHOLOGY APPROACH📢

THIS 2 -DAY TRAINING IS CERTIFIED BY UTM (ISI)🎓

In many buildings, Facilities Management (FM) teams tend to focus heavily on Mechanical and Electrical (M&E) systems, often at the expense of architectural and structural elements. While M&E systems are critical for daily operations, this narrow focus can lead to the neglect of key building components that are equally important for safety, durability, and long-term performance.

This imbalance is often driven by a lack of competency and technical knowledge in areas outside of M&E. FM personnel may not be trained to identify early signs of architectural deterioration, such as water ingress, cracks, or material failure, or to assess structural concerns like settlement or corrosion. As a result, defects in these areas are either overlooked or addressed too late—leading to costly repairs and potential safety hazards.

To manage building defects effectively, FM teams must adopt a more holistic approach, supported by training and collaboration with architects, structural engineers, and other relevant experts. Facilities Management should not only ensure systems run smoothly but also protect the physical integrity of the building as a whole. Ignoring this broader responsibility can undermine the very purpose of facility upkeep.

🔎 Splash Test at Glass Canopy Gutter – Ensuring Proper Gradient Fall

At TED, we go beyond visual checks by carrying out splash tests on glass canopy gutters to assess the gradient fall. This simple yet effective method helps identify whether water is channelled correctly towards the downpipe without ponding or overflow.

During our recent splash test, we discovered water stagnation at the end of the glass canopy gutter where it shows a clear sign of an improper gradient fall.

✔️Why this matters?

• Detects improper gradient or uneven installation.
• Prevents water stagnation that can cause leakage or structural damage.
• Enhances the lifespan of the gutter system
• Provides accurate data for corrective action and maintenance planning
• Avoiding costly repairs caused by prolonged water exposure

By simulating real rain conditions, the splash test provides accurate, on-site performance results, helping building owners and managers take immediate corrective actions.
