A green building is more than its systems, certifications, or performance metrics. At its heart, it is about creating an environment where people can feel comfortable, connected, and well.

Featured in The Edge, Autumn 2026, Issue 121, The Art of Renewal explores how thoughtful green building strategies can contribute to healthier environments for occupants.

One example is the use of carbon dioxide (CO₂) sensors to respond to changing indoor conditions. When CO₂ levels rise and reach the defined threshold, the ventilation system responds by bringing in fresh air, helping to maintain a more comfortable indoor environment.

What if the buildings we already have could become part of the solution?

Retrofitting existing commercial buildings can typically reduce energy consumption by 15%-40%, making existing buildings an important opportunity in the transition towards a lower-carbon built environment.

At Lot10 Shopping Centre, that opportunity is brought to life through a combination of passive design, technology and nature.

A low OTTV of 33.93 W/m² and WWR of 0.07 help reduce heat gain, while 807 m² of rooftop landscape, including green walls, native planting and an 85 m² edible herb garden, brings biodiversity into the urban environment, helping mitigate heat and support passive cooling where ground-level space is limited.

These strategies are complemented by renewable energy, efficient LED lighting, commissioning and continuous optimisation, contributing to a 21.9% reduction in energy consumption.

Even water is given a second life, with rainwater harvesting and AHU condensate reused for irrigation and cleaning.

The result is a building that uses less, performs better and creates more ecological value within the city.

This approach has earned Lot10 Shopping Centre recognition under the Commercial; Existing Building category at the MalaysiaGBC Leadership in Sustainability Awards 2026, alongside its GBI NREB Certified rating.

𝑾𝒉𝒆𝒏 𝒂 𝑪𝒂𝒎𝒑𝒖𝒔 𝑩𝒆𝒄𝒐𝒎𝒆𝒔 𝒂 𝑪𝒍𝒊𝒎𝒂𝒕𝒆 𝑺𝒕𝒂𝒕𝒆𝒎𝒆𝒏𝒕

An educational building should do more than accommodate learning.

It should demonstrate what the future can look like.

The reality is that a building’s environmental impact does not end when construction is completed. Operational energy, particularly electricity used for cooling, ventilation and lighting, remains a significant contributor to lifecycle carbon emissions.

This is where intelligent buildings can change the equation.

At TAR UMT Arena, intelligent energy management, high-efficiency building systems and renewable energy come together to support a more sustainable campus.

A Building Management System (BMS) optimises cooling, ventilation and lighting, with BMS technology capable of reducing building energy consumption by up to 30%, depending on the building type, systems and operating conditions.

Complementing this is a 344 kWp rooftop solar PV system, expected to generate approximately 426 MWh of renewable electricity annually and offset around 6.7% of the building’s energy demand.

Together, these strategies contribute to a projected Building Energy Intensity of 93.22 kWh/m²/year. It is a 6.40% improvement against the institutional baseline benchmark.

But the impact goes beyond the numbers.

At TAR UMT Arena, sustainability becomes part of the environment where future generations learn, experience and shape the world around them.

High-rise living is becoming an important part of Malaysia’s residential landscape, with 22.8% of the nation’s housing stock made up of flats, apartments and condominiums.

As more people live vertically, how these homes perform matters, from thermal comfort to energy use and indoor air quality.

𝐀𝐯𝐚𝐥𝐚𝐧𝐝 𝐁𝐞𝐫𝐡𝐚𝐝 AETAS Damansara has won the Leadership in Sustainable Design & Performance, Residential, New Building category at the MalaysiaGBC Leadership in Sustainability Awards 2026.

As the project’s green building consultant, Green Quarter supported more than the GreenRE certification process. The team also supported the Computational Fluid Dynamics (CFD) simulation, validating effective natural cross ventilation throughout each residence.

Good thermal performance combined with effective natural ventilation can reduce cooling energy use in high-rise residences by 8%-27%, while helping flush out indoor pollutants.

At AETAS Damansara, these principles come together through a climate-responsive approach, creating homes designed not only to perform better, but to enhance everyday living.

Malaysia is rapidly emerging as one of Southeast Asia's leading digital infrastructure hubs. Since 2021, Malaysia has approved RM184.7 billion in data centre and cloud-related investments, while the country's data centre market is projected to grow from USD4.04 billion in 2024 to USD13.57 billion by 2030. This remarkable growth underscores the increasing importance of building data centres that are not only high-performing but also sustainable and resilient.

Our Technical Director, Ir. Julian Saw, recently delivered a session at the IEM Data Center Symposium 2026 titled "Understanding LEED for Data Center: A Practical Guide." in contributing to the industry's knowledge-sharing efforts.

The session brought together engineering professionals to explore practical strategies for integrating sustainability into data centre planning, design and operations. From energy efficiency and water stewardship to carbon reduction and environmental performance, Green Building frameworks such as LEED are becoming increasingly important in shaping the next generation of digital infrastructure.
