“Madam, why should I buy land 5 to 10 minutes away from the airport when I can buy something closer?”
Someone asked me this last week..
Good question! Let me answer it properly.
First, understand how airport corridors work.
The land directly beside an airport is usually not residential land. It is not commercial land either. Most times, it functions as a buffer zone, noise restriction zone, or aviation safety clearance zone.
Governments and aviation authorities do not allow dense development within the immediate perimeter of an airport.
The land that is 1 to 3 minutes away from an airport is often government-acquired, already developed for logistics or cargo infrastructure, too noisy for comfortable habitation, or priced so high that the entry cost has already consumed most of the future profit margin.
You are not necessarily getting a better deal at 1 to 3 minutes.
You are buying into a zone where the best use cases may already be occupied.
Now let me show you what happens at 5 to 10 minutes away from an airport.
This is where the real estate sweet spot usually exists.
This is where residential estates grow.
This is where hotels and hospitality businesses begin to cluster.
This is where commercial plazas, schools, and business districts expand.
This is where airport workers, pilots, engineers, airline staff, and logistics operators often choose to live.
Every major city reflects this pattern.
Look at Ikeja in Lagos and the Murtala Muhammed Airport corridor.
The land that appreciated the most over time was not necessarily the land sitting directly beside the runway. It was the land a little further out, where people could comfortably build, live, work, and do business.
The same thing happened around the Nnamdi Azikiwe Airport corridor in Abuja.
Communities like Lugbe, Pyakasa, and Wumba experienced major growth because of airport proximity, not because they were directly under the flight path.
This is a universal pattern in real estate development.
Proximity to infrastructure drives value.
But the sweet spot is often a little distance away, where you enjoy the economic advantage without the development restrictions.
So when you hear “5 to 10 minutes from the airport,” do not think of it as far.
That is exactly where smart investors pay attention.
Now let me introduce Kingsbridge Estate….
♦️Kingsbridge Estate is located in Onueke, Ebonyi State.
Just 5 minutes from the Ebonyi State Airport.
Not 1 minute away where development restrictions may apply.
Not 30 minutes away where the airport has little influence on land appreciation.
The exact corridor where residential development thrives and economic activity expands outward from the airport.
This is where infrastructure grows.
This is where commercial interest increases.
This is where future value is built.
Ebonyi State Airport is active and growing, and the state government continues to invest in the region.
Land within this corridor is still selling at pre-boom pricing.
♦️₦3,000,000 per plot.
♦️Registered title.
♦️Survey plan.
♦️Genuine documentation.
The people buying land 1 to 3 minutes from airports may be buying into restriction zones and inflated pricing.
The people buying at Kingsbridge Estate are positioning themselves within the exact growth corridor where future value is likely to compound.
That is the difference.
