One common mistake people make is choosing a house plan they love before considering the actual characteristics of their land. A design that works perfectly on one plot may be completely unsuitable for another because every piece of land has its own dimensions, shape, orientation, access, topography and surrounding environment. Trying to force a ready-made design onto a different plot can result in wasted space, poor positioning, inadequate parking and unnecessary construction costs.
A good building design should respond to the land. The position of the sun, direction of prevailing winds, road access, drainage pattern, setbacks, neighbouring buildings and even the possibility of future expansion should all be considered during the design stage. This is where professional planning becomes important. Instead of asking, “How can I fit this house plan on my land?”, the better question is, “What is the best building I can create on this particular land?”
