Landed property business is currently booming in Lagos and most other parts of the country and will continue to boom for a very long time. It is the easiest aspect of real estate business. Buying lands in Lagos is not as difficult as you think. A land you purchase this year is likely to double in price next year and so on…

Buying cheap lands and reselling for profit or what we call land flipping is a business for smart and wise investors because you do nothing more than just invest your money and watch it grow by means of property appreciation.

A client was sharing his testimony with me recently, when he told me that he bought a plot of land worth 500,000 naira in 2014 around Epe and resold at 2.7 million naira in 2016. Calculate the profit margin yourself.

The following are some of the areas you can buy cheap land and resale at huge amount.

1. Ikorodu – You can still get lands in some parts of Ikorodu between N300,000 to N700,000. Go to areas like Ogijo, Imota, Ijede, Igbogbo, Imowonla, Igberigbe, Igbolomu, Isawo, etc… Look for someone who knows this area I’m talking about to help you locate some choice properties at good price.

2. Agbowa – I heard the Lagos State Government has great plans going on for Agbowa axis. Great housing estates and rice mill are being developed and Government is planning massive infrastructural development there. This the time to position yourselves for profit taking. A plot of land goes for between N300,000 to N4?500,000. You can even get some for N200,000 at a very good location. Within two years from now, the properties may be going from N1 million, quote me when it happens.

3. Epe – You don’t have to be told about the potential that exist in Epe axis of Lagos State. As development criss-cross through Ibeju-Lekki Local Government, you find-out that Epe Local Government will be the next bus stop before taking off to connect with out side Lagos.

PROCESS OF GETTING C of O in Lagos.

Getting a C of O, as many think, shouldn’t be complicated, if you have the right information from a direct source, I mean the Office of Land bureau in Lagos state, you will understand that there is nothing like “you must be connected to an internal officer” or “you must have enough money in your pocket to settle people” before getting the certificate of occupancy for your land ready.

Before I share the guide to obtaining C of O, here are key reasons you are expected to have C of O on a land:

1. It confers exclusive possession on person named therein

2. It constitute a sound root of title during alienation

3. It sometimes prevents property acquisition by the State Government, subject however to the overriding power of acquisition by the State Government.

4. It is useful as collateral or security for loan

5. It is useful for mortgage transactions

6. It serves as a root of title

7. It prevents multiple parties from claiming ownership on the same property

8. It is used in resolving land disputes/ownership tussle

9. It may be required for other official and legal purpose

How to get a C of O for your land in Lagos state:

You need to pay for publication charges of N10,000 (please verify from the office of Land bureau for current charges) for your name to be put up on newspaper asking anyone who thinks the land doesn’t belong to you to come for objection within 21 days. If after the stipulated period, nobody raises an eyebrow, then the office will proceed with the processes and pay for charges which are receipted for.

4 copies of deed of assignment (in case of buying from a previous buyer)
