12mm rod or reinforcement will coll∆pse your building..

Please come forward if you are building a house or you want to build your dream house.

Don't go and buy 12mm if your engr or builder request for it say no unless it was specified by a structural engineer.

I made a post yesterday advising my fellow colleagues not to apply 4Y12mm Rod or reinforcement to replace 4Y16mm and some people started chanting saying ælot of things on the comments section.

Some one said " why will you say so when I did not advised them to go for structural drawing first?"

Listen I can't start to be saying what I knew you know as an engr or builder. Before starting any project the first thing you should request is drawing
Both Architectural drawing, structural drawing, Electrical and mechanical.

My own is to advise you not to deviate from the specification or if you must deviate let say structural drawing say, 6Y16 and you went and use 8Y12 my brother is not the same stop it it can coll∆pse the buīlding.

Stop it. I am not even saying about the reduction of rods because both Y12 and Y16 has reduced in size.

So in conclusion: my advice to you as a civil engineer or builder stop making use of 4Y12mm to replace 4Y16mm especially if the structural drawing say 4Y16.

DOES MY LANDLORD HAVE THE RIGHT TO INCREASE MY RENT EVERY YEAR?

Your Landlord can only increase your rent only when he or she has done one or two improvements on the building that is visible to everyone living there.

The law is that your landlord or his agent has no powers to increase your rent without your knowledge and acceptance.
Where your landlord wishes to increase your rent, he should invite you to discuss and agree on a suitable rent taking into consideration, the prevailing rental rate for such apartment at the time in question or any other particular circumstance applicable to the apartment.

Where your landlord has increased your rent without your consent, it is advisable for you proceed to write him through a lawyer first, explaining the position of the law, any other reason which makes the rent increase unreasonable and suggesting a suitable rent.

Should the landlord refuse to change his mind about the rent, the law permits you to proceed to court and apply in the required form for an order of declaration to the effect that the rent increase by your landlord is unlawful, arbitrary and unreasonable.

But if you have signed an agreement form that says the Landlord can increase the rent as he or she likes....Then..you have used your hands to tie yourself up as a tenant.

And the Court may not be able to help you at this junction, always take your time to read word for word of everything written in the agreement form before you pay.
