CAD was formerly the major tool in the Design and Build industry, but extremely limited because it is 2-dimensional. Some of the limitations of CAD are :

Currently, the Architectural Engineering Construction and Operations (AECO) industry is experiencing a shift from Computer-Aided Design (CAD) to Building Information Modeling (BIM). BIM is the DIGITAL REPRESENTATION of the physical and functional characteristics of a facility. As such it serves as a shared knowledge resource for information about a facility, forming a reliable basis for decisions during its life-cycle from inception onwards.
BIM was introduced to help the AECO industry realize its major goals of cutting capital costs, improving predictability and productivity and eradicating defects and accidents on site. Cost of infrastructure, in any country, community and organization always carries a big chunk of the budget allocations hence the need for improved efficiency in the AECO industry.
