A Plot:
This is a term so commonly used yet ambiguously defined in Nigeria's land measurements. What exactly constitutes a plot of land? It's a delineated portion reserved for agricultural use or construction. Curiously, there exists no uniform standard for a plot size across Nigeria. Instead, various dimensions characterize what could be referred to as a "plot."
In Lagos and Ogun states, the prevalent measurement stands at 60ft x 120ft (about 668.9sqm). However, as land prices surge, smaller sizes are becoming more common. Edo, Oyo, Rivers states, and even Abuja often adhere to the 50ft x 100ft (about 464.5sqm) standard. Commercial zones might encompass 100ft x 100ft (about 929sqm) plots, whereas rare instances include 500sqm or 600sqm plots, notably in upscale neighbourhoods or well-planned estates.
Half Plot & Quarter Plot:
Amid escalating land scarcity and climbing prices, smaller plot sizes like half plots and quarter plots gain traction. A half plot could be 60ft x 60ft or 30ft x 120ft based on a 60 x 120 measurement, or 50ft x 50ft with a 50 x 100 plot. A quarter plot is precisely half the size of a half plot.
Acre:
It is a more universally fixed unit unlike the variable plot. An acre stands at 4,046.9sqm or 43,560sqft. Its composition varies: 6 plots for a 60 x 120 plot size or 8.5 plots for a 50 x 100 plot.
Hecter:
Similar to the acre, a hectare boasts a consistent size globally, encapsulating around 2.5 acres or approximately 15 plots of land sized at 60 x 120. A hectare measures 100m x 100m, totalling 10,000sqm.
Square meter (SQM):
Then there are square meters (sqm), a minuscule unit often used in advertisements for exclusive locations or highly sought after places. While it is not possible to build anything meaningful on a 1sqm of land, land sellers quote prices in sqm to showcase sought-after locations. These listings typically specify minimum purchase sizes, like 500sqm, emphasizing the exclusivity of these prime lands.
