This project was a substantial upgrade to the existing home, carefully designed to work within the original form and structure of the building.

By retaining the existing footprint, the focus could remain on what mattered most, remediating the building fabric and reworking the interiors to better support the way the family lives day to day.

The result is a home that feels refreshed, functional, and far more aligned with modern living, while still respecting the original character of the property.

This is a home designed with time in mind, not just how it’s lived in today, but how it will adapt as life changes.

Set on a north-facing ridge, it looks out across Mangawhai, the estuary, and all the way to the Hen and Chicken Islands. The design makes the most of sun and shelter, with passive solar thinking and natural ventilation helping the home stay comfortable through the seasons.

What’s been important here is flexibility. The children’s bedrooms and shared spaces aren’t fixed to one stage of life, they can shift and adapt over time. The rumpus and adjoining areas have also been considered so they can support an ageing parent in the future, allowing for independence while still being close to family.

Practical spaces like a workshop and a sunken boat garage are integrated into the landscape, with outdoor living areas placed to work with sun, privacy, and wind.

When should you engage an architect?
Earlier than most people realise, ideally before you commit to a property.

Bringing an architect into the process at the beginning allows you to properly understand what a site can really offer, as well as its constraints. It’s about clarity before commitment. Identifying potential, uncovering hidden costs, and considering how orientation, layout, and council requirements may shape what’s possible.

Sometimes it’s not about starting over, just making what you have work better.

For this Herald Island home, the focus was on adding the spaces that were missing and improving how the home flows. A new master wing, extra bedroom, and two living areas created flexibility for everyday living, while a full reclad and new kitchen brought everything together.

Now it feels cohesive, functional, and designed for how it’s actually lived in.

Renovating can feel like a lot. Decisions, timeline and trying to make sure you get it right.

Having someone who listens, communicates clearly, and takes the time to truly understand what you want from the space makes all the difference.

Everything flows better with that kind of support, and the end result becomes something you’re genuinely proud of, not just something you settled on.

On site at our Grey Lynn project, working through a home affected by the Auckland Anniversary floods, where the focus right now is on building a clear understanding of what’s actually there before stepping into solutions.

That means spending time with the structure as it exists today. Looking at how it’s evolved, where it aligns with the original plans and where it doesn’t, and using level data to properly read how the house and subfloor sit in relation to the surrounding ground, driveway and entry.

It’s a considered process, but a necessary one.
The more accurately a site is understood at this stage, the more assured the decisions that follow.
