Ask yourself: Will it overcapitalize your property? Will it add to its value? Or, does that matter if it’s your forever home?

Our advice is to rely on initial energy modeling data and consult architects, valuers, and real estate agents before deciding on a light (interior) or deep (exterior) retrofit, as well as any interior renovations.

Even a light retrofit, paired with smart interior upgrades, can make a substantial difference in creating a warmer, drier, and healthier home.

REPLACE EXTERIOR CLADDING

If you're ready to move forward with a deep retrofit, start by having a qualified builder remove the exterior cladding. This will allow them to inspect and repair any structural damage. At this stage, it’s essential to replace the insulation, as it often becomes degraded or wet over time.

To eliminate thermal bridging and improve energy efficiency, apply a permeable board to the exterior of the timber structure. Next, install a high-performance membrane, followed by cavity battens and new cladding. If you’re undertaking a deep retrofit, this is also the perfect time to replace your windows.

Do You Need Building Consent for a Reclad?
Yes, a building consent issued by your local council is required for recladding a house. Make sure to contact them early in the process.

Additionally, it’s worth talking to your bank. If you’re recladding your home, ANZ offers a "Good Energy" home loan that could help you secure a cheaper loan for energy-efficient upgrades. You can find more details about this loan here: ANZ Good Energy Home Loan.

Next Step: Retrofit Windows

The next logical step in enhancing your home's energy efficiency is to either replace all windows with uPVC or retrofit your existing timber windows with double glazing, provided they are still in good condition. This will help eliminate any remaining drafts and further reduce energy loss.

While this step may have a greater financial impact, it’s perfectly fine to take a break if you’ve already completed previous improvements. However, replacing the windows is a sensible next move, especially if you don’t want to remove the exterior cladding and replace both insulation and windows at the same time.

We refer to interior upgrades as a light retrofit, while exterior improvements, such as replacing cladding and insulation, are considered a deep retrofit. Unfortunately, deep retrofits are significantly more expensive. Before making that investment, it's important to evaluate whether it’s worth it for your situation. Consider factors like how long you plan to stay in your current home and whether the investment will pay off in terms of energy savings and property value.

In this case, it might be wise to consult with a real estate agent or a property valuer to assess the long-term financial benefits of a deep retrofit.

Consider adding a damp-proof membrane to prevent moisture from rising through the floor, if you have a pile foundation, otherwise ensure concrete foundation edges are insulated to minimize thermal bridges.

THE BIG THREE: VENTILATION, AIRTIGHTNESS, & HEATING:

You may already have some solutions in place, but it’s essential to get them checked by our trusted suppliers (we’ll list them later) to ensure they are the right products with the correct performance levels. This is crucial.

Achieving energy efficiency in your home starts by making it airtight from the inside. Air leakage is one of the biggest contributors to energy waste, responsible for 30% to 70% of heating and cooling losses. Fortunately, new technologies allow even older homes to be fully sealed from the inside, significantly improving energy performance.

Once your home is sealed, a Blower Door Test can be conducted to measure the improvement in airtightness. But remember, sealing alone isn't enough. Proper moisture management, ventilation, and heating are equally important. That’s where a heat exchange system comes in—it not only removes excess moisture but also recovers 85-90% of the heat, ensuring your home stays warm, dry, and energy-efficient.
