An Auckland architect is making free tiny home plans he expects will save homeowners wanting a granny flat up to $30,000.

Renovating an older home? A bit of extra planning can save you from costly surprises.

Resident Builder Peter Wolfkamp recommends allowing a 10-15% contingency for many pre-1940s New Zealand homes -to cover the hidden issues that often only appear revealed mid‑project.

He also suggests:
• Focusing budget on kitchens, bathrooms and outdoor access
• Choosing function and energy performance over luxury finishes
• Getting heritage advice early to avoid expensive mistakes

Together, these steps can help keep renovation costs under control while improving comfort and long‑term value.

As far as things go and due to extra work now required, there has been a slight increase in the bottom line. This is the new price list and hopefully the last increase for a while. Ngā mihi.

Smoke Alarms... just to be clear, the new regulations regarding smoke alarms come into force on 1 November. There has been a 12-month transition period, but enforcement of the new regulations will be in force on 1 November. You will be required to have connected smoke alarms in all bedrooms, living spaces, hallways and landings on each level of the home. These alarms will be interconnected, and this rule will apply to all Certificate of Acceptance sign-offs also!

After talking with the DCC Building Services Principal Advisor last week, I will need to provide more detailed information for processing Certificate of Acceptances and Safe and Sanitary Reports moving forward. This will result in approximately 25% more work to deliver a comprehensive report.

Hence, the pricing of these reports will be adjusted starting tomorrow to reflect the increased workload. I have taken steps to ensure that the price adjustment remains reasonable, and I intend to maintain these prices for as long as feasible.

I greatly appreciate your understanding.

Ngā mihi nui,
Brett.
