A quick walk-through or verbal summary from a builder might feel helpful โ but it wonโt protect you if things go wrong. In New Zealand, only a formal written building report gives you legal backing when buying a property.
Verbal reports arenโt covered under the NZ standard for pre-purchase inspections (NZS 4306:2005), and theyโre not enough to rely on for finance approval, insurance claims, or legal disputes.
