Another classic from Creative Aluminium in Wanganui.

“Glaze Label To Inside”, unfortunately, on the outside of this house. If not rectified immediately, the Low-E coating on the double glazing may be compromised.

“The effectiveness of Low-E Glass is dependent on the direction the coating is facing. Low-E coatings are sensitive to weather and pollutants making it difficult to clean without damaging the surface”.

Very quick, hardly in-depth audit of a G.J. Gardner Homes NZ home with joinery supplied by Fletcher Building/Altus franchise Nulook Levin turned up some basic errors.

Overlooked during the QC process, these poor manufacturing errors come down to complacency and by having the wrong staff at key areas of fabrication and Quality Control.

This is why group builders or more importantly the homeowners themselves need to utilise Onsite Joinery Inspection to audit their joinery before handover and before these "minor fabrication errors" become a larger problem.

Both Residential and Commercial customers can benefit from Onsite Joinery Inspection's services, as we have seen twice this week.

In these photos we have a commercial entranceway supplied and installed from a franchisee using Vantage Windows & Doors, which is an APL suite. The customer contacted us with some concerns, and rightly so.

• Holdback latches/hooks on French Door panels installed at different heights.
• Incorrect glazing wedge used; in some places it was hanging out.
• Glazing wedge short; not pushed right up into corners. In one instance it was 32mm short.
• Infill extrusion on inside of French Door panel had been cut short; not butting up flush with the backset.
• Hinges had been moved on both sets of French Doors; leaving exposed holes from where screws had been removed and the hinges raised.

Aside from the exposed screw holes from when the hinges were moved, these defects and incorrect manufacturing/glazing processes can be rectified fairly easily.

Both Residential and Commercial customers can benefit from Onsite Joinery Inspection's services, as we have seen twice this week.

In these photos we have an architectural stacker door from Fletcher Building's Altus/Atlantic suite. The customer contacted us with some concerns, and rightly so.

• Mullion holes drilled incorrectly; out by 6mm which will affect glazing and the size of the DGU once installed.
• Mullion/Transom/Frame joins filled with small joint sealer; this will affect the overall weather-tightness of the unit.
• Incorrect screws or a variety of different fasteners used where only one type should be used uniformly.
• A collection of random pilot holes, poor joins, no use of sealant and missing screws.

Thankfully this door was never installed before these issues were picked up. With some extra work and some replacement extrusion, the assembly and installation went ahead with no issues.

Issue #1: A customer had noticed their 2 Panel Bifold Door scraping on the bottom sill, removing the powercoating.

Solution: 10mm ring spanner to adjust the top rollers.

Time Taken: 9 Seconds.

Issue #2: The same customer was frustrated with loose mohair travelling back and forth as the Sliding Window was open and closed.

Solution: Flathead screwdriver and mallet to crimp one end of the mohair in place.

Time Taken: 7 Seconds.

Rylock Bay of Plenty, who supplied the joinery, told the customer they couldn't get anyone out to rectify these issues until early February.

This is a prime example of why new home builders, group home builders and existing homeowners retrofitting new aluminium joinery or double glazing NEED to utilise Onsite Joinery Inspection to Audit and Inspect what they are being supplied.

Onsite Joinery Inspection isn't just about keeping the window and door manufacturers honest, we are interested in aluminium joinery across all vocations.

Considering retro-fitting Double Glazing?

Here is what the Window Association of New Zealand has to say:

"Thermally Efficient Window Frames – Like double glazing, thermally efficient window frames help prevent the transfer of heat energy through window frames and therefore help reduce the incidence of condensation on windows."

The attached photo is what the companies offering this service don't want you to see.

In OJI's opinion, this condensation and these "weeping windows" are worse than standard single glazing. In two instances, there is MOULD growing in the condensation channel.

You can spend THOUSANDS of dollars on the promises of these companies and still not eliminate or minimise your condensation problems.

This is what happens when Wind Break / Secondary Glazing units are installed and/or manufactured incorrectly.
