One of the biggest things I’m doing to improve our apartment business is investing in safety, comfort, and long-term durability for all tenants. We have already installed digital door locks, added signal boosters, and conduct regular maintenance checks to keep the property in excellent condition. We also ensure our fire extinguishers are updated and available, in compliance with RA 9514 – Fire Code of the Philippines and DHSUD Rental Housing Standards.
I personally clean the building from time to time, washing the corridors from the 5th floor down to the ground floor to keep everything fresh and tidy. My husband and I also hired a professional trash collector who handles and cleans our two huge garbage bins regularly, so the surroundings stay hygienic and pleasant.
Our rooms are well-ventilated, and I recently invested in waterproofing, plus upgraded all pipelines from basic PVC to PPR (polypropylene random) pipes for durability and safety. We strengthened the water pressure up to the 5th floor, and we regularly schedule septic siphoning services to avoid future issues. We also consistently pay our land and building taxes, because we want our tenants to live in a property that’s clean, legal, and properly maintained.
Regarding rental inquiries—please note that our apartment is very close to Ortigas Avenue Extension, where many companies and offices are located. So when someone asks me if they can rent a full room for ₱2,000, I really cannot entertain that. That kind of budget is for rooms “by the river,” as my granduncle used to joke—because yes, there are very cheap rooms, but you’ll sacrifice cleanliness, safety, and peace of mind.
