📢 𝗖𝗔𝗣𝗜𝗧𝗔𝗟 𝗦𝗠𝗔𝗥𝗧 𝗖𝗜𝗧𝗬 — 𝗨𝗣𝗗𝗔𝗧𝗘 𝗢𝗡 𝗖𝗔𝗡𝗖𝗘𝗟𝗟𝗔𝗧𝗜𝗢𝗡 𝗡𝗢𝗧𝗜𝗖𝗘𝗦
Future Developments Holdings (Pvt.) Ltd. has just issued an update dated 22 August 2026 regarding cancellation of residential and commercial plot locations of Capital Smart City:
🔹 𝗟𝗼𝗰𝗮𝘁𝗶𝗼𝗻𝘀 𝗮𝗹𝗿𝗲𝗮𝗱𝘆 𝗰𝗮𝗻𝗰𝗲𝗹𝗹𝗲𝗱: Plot locations against which up to 100% of the Cost of Land had been paid have already been cancelled.
🔹 𝗡𝗲𝘄 𝗖𝗮𝗻𝗰𝗲𝗹𝗹𝗮𝘁𝗶𝗼𝗻 𝗗𝗲𝗮𝗱𝗹𝗶𝗻𝗲: Remaining plot locations with less than 75% of applicable Development Charges and Prime Location Charges will be cancelled by 6 September 2026 if outstanding dues are not cleared.
🔹 𝗔𝘃𝗼𝗶𝗱 𝗖𝗮𝗻𝗰𝗲𝗹𝗹𝗮𝘁𝗶𝗼𝗻: Members should clear all outstanding Development Charges, Prime Location Charges, surcharges and other applicable dues on or before 6 September 2026.
🔹 𝗔𝗳𝘁𝗲𝗿 𝗖𝗮𝗻𝗰𝗲𝗹𝗹𝗮𝘁𝗶𝗼𝗻: Cancelled locations will be allotted in a new area once all outstanding dues are cleared, at new prices.
🔹 𝗥𝗲𝗹𝗼𝗰𝗮𝘁𝗶𝗼𝗻 & 𝗥𝗲𝘀𝘁𝗼𝗿𝗮𝘁𝗶𝗼𝗻: Members may apply for relocation to possessionable sectors against cancelled locations, subject to availability on a first-come, first-served basis. Cancelled locations may also be restored by clearing all outstanding dues by 6 September 2026, but restoration of the same location is not guaranteed.
🔹 𝗥𝗲𝗳𝘂𝗻𝗱 𝗣𝗼𝗹𝗶𝗰𝘆: In case of refund, 25% of the total amount paid will be deducted along with applicable surcharges and other deductions as per company policy.
🔹 𝗥𝗲𝗳𝘂𝗻𝗱 𝗧𝗶𝗺𝗲𝗹𝗶𝗻𝗲: Refunds will be released over a period corresponding to the payment timeline. For example, if payments were made over 3 years, the refund will be released over the same 3-year period.
📌 This notice applies to Residential & Commercial plots in Overseas East, Overseas Prime, Overseas Central, Harmony Park (Central) and Lake View Commercial.
