Small House Program Investment Small House Program aim to provide houses on 2.5 marla to 10 marlas to small families at extremely attractive location in Islamabad. Construction and design shall be made in accordance with the specific
requirements of buyers to best fit their specific needs. This investment scheme will be lead as per Islamic Saria and all returns, benefits and risks will be share by the investors.
This investment policy involves three parties i.e. 1) Land owner 2) Financer and 3) Contractor i.e. Hayan Estate and Builders. All risk and reward shall be shared by the parties as per agreed ratio between them.
Contractor
Contractor i.e. Hayan Estate and Builders shall be responsible to lead the project from the beginning till the completion of the project and sale. Contractor shall be solely responsible for:
• Lead the contract preparation of documents and fulfill other legal requirements including:
o Land transfer Registry
o Agreements
o Transfer of title to clients
• Construction and completion of project as agreed.
• Maintenance of records and detail documents about the costs of project.
• Marketing of project
• Dealing with clients and fulfill their requirements
Financer
Financer is solely responsible to finance the construction of project i.e. house and shall not deem to bear any cost related to land. Financer shall share the rewards and risk in accordance with agreed terms.
Land owner
Land owner is responsible for the providence of land for the project and is deem to provide original document of the ownership of land to the contractor, who shall posses the documents on behalf of the parties. Land owner is deem to share risk and rewards in accordance with terms agreed and set under contract.
Estimated Profit sharing ratio
All three parties will share their profit and loss in following ratio:
• Land owner and financer will share the profit/loss of 65% at the ratio of their contribution of total cost.
• Contractor will share the profit/loss @ 35% of the total profit or loss.
Why it is Islamic?
As per Islamic Sharia interest i.e. rebah is haram. Basic concept interest is that is it creates fixed income to the lender whether there is profit or loss. Interest income is not attached to the risk involved. In this investment program all three parties will share the profit and loss in their agreed ratio. In other words if there is expected income to share then there is risk to bear also and no party shall receive fixed income. The parties will work jointly in good faith and profit and loss will be from luck of Almighty Allah.
