Expected Price and Downpayment of farmhouses :

2000 yards - 4 crore
2500 yards - 4.5 crore
3000 yards- 5.5 crore

20% Downpayment

As you can see, price of the farmhouses is quite high compared to existing plots in DHA City and so is the downpayment. So it is advisable to only register for the farmhouses if you can really afford them since only the registration slip( of RS 100,000) is non-transferable. These farmhouses are not for medium and small investors. These are meant for only the elite.

For small investors, there are better options in DHA City . If you need to know about these options, do not hesitate to contact and ask about them.

DHA City market is showing marked improvement, especially in sectors that are deemed superior. If you want to buy then don't wait and complete your buying quickly.

DHA City will set up farmhouses in sector 2. It will be interesting to know details like what type of crops will be grown and who will manage the farms.

DHA City January visit update :

The work at DHA City site seems to be going on at a good pace, certainly much better than before. Work is underway in sector 3, 5,7 and CBD and partially in sector 2,6 and 9.

Staff at the site told that they planning to make DCK livable by end of 2016. This is possible for sector 3 and maybe sector 5 and 7 too. However, it may take around 4 years for the project to start to mature and realise its potential.

One of the main reasons for this is that Malir expressway is not expected to be completed until at least 2018.

DCK planning is top-notch and it has very good potential for the future.

DHA City Market Update :

In recent weeks, DHA City market has certainly picked up and increasing number of buyers have been witnessed. A major reason of this increase in activity is the recent advertisement campaign of DCK which promises that DCK will become livable by 2016. Another reason may be the slowdown in market of Bahria Town Karachi.

Sector 15 and Sector 16 prices have increased and they are interesting investors because they are nearby to the site of DCK Golf course. DCK has announced they will launch their Golf resort project soon . As a result, sector 15 and 16 prices are expected to increase in the near future.

I think it is a good time for genuine buyers to buy as the prices are still below their potential. DCK is also ideal for long-term investment . However, commercial plots prices have increased much more than residential plots so cautious investors may wait as DHA may ballot further plots in the near future (around April ) . It will be interesting to see what prices DHA will set for its new inventory of plots.

DHA has activated its publicity campaign for DHA City Karachi since December and continued it in January . They are advertising regularly on Sundays in newspapers. Their new ads have announced the launch of Housing and Villas, Farmhouses and Golf resort will be held soon which is certainly a big and a bit unexpected news. The launch date, pricing and other details are eagerly awaited.
