The Lahore Development Authority (LDA) Avenue I allottees seem to be running from pillar to post to get possession of their plots, but possession apparently still remains a pipedream.

Reportedly, there are almost 11,982 plots in the society, out of which 5,648 plots are of 1 kanal, and the remaining 6,334 plots are of 10 marlas. According to a news source, the LDA authorities allotted 10,981 plots at the time of launch, out of which 4,343 plots were litigated, but the allottees were kept in the dark.

Now the civic authority is fighting legal battles with seven housing schemes to get possession of a sizeable swath of land on which it had planned to develop 2,120 plots of 10 marlas and 600 plots of 1 kanal. The societies that LDA Avenue I is fighting legal battles with include Chiniot Cooperative Housing Society, Islamic Research Scholars Cooperative Housing Society, Public Health Engineering Employees Cooperative Housing Society, EME Cooperative Housing Society, Al-Mumtaz Housing Society, Punjab Board of Revenue Cooperative Housing Society.

Fairly recently, the LDA administration was mulling a compensation plan for the victims. An activity to reduce the size of existing plots to get vacant space to accommodate the victims had been undertaken, but this plan could only result in 1,000 additional plots. Moreover, the authority also considered refunding payments to those left uncompensated.

Now the LDA has invited victims with stakes in some specific areasto submit their claims in the LDA office on Monday, July 14, 2014, after which no claim would be entertained by the authority. And according to a news source, the civic authority has written letters to those who could not get their plots due to the litigation issues to wait for civil court’s decision and show patience. Meanwhile, a senior official of the civic authority told the news agency that some additional plots would be created soon to compensate the victims.

Rumour: Allottees may get possession of their plots in the LDA Avenue after one month. But it is a mere rumour, the authenticity of which is suspect.

Development in the society

Development is almost in its final stages in LDA Avenue I. Electrification work has been executed in various blocks and road infrastructure is almost complete.

Nfc 2 co-op housing society lahore is a fast emerging and developing society. Located next to bahria town lahore on main canal road with a land of 7000 kanal, it has shown sharp increase in prices and great roi withing last few years.
1 kanal plot was for 6.5 lac (cost of land) in 2010, same went up to 10 lac in 2012. Now same plot is for 19 lac today.
Same is the rate of appreciation for 10 marla and 5 marla plots.
It has added advantage of having direct access from both multan road and canal road. It is actually located on the canal road and multan road both.
The development work is in progress at a fast pace. Last year main 100 feet and 80 feet roads were constructed. Now the smaller 40 feet roads are going to be constructed this summer very soon (news is for next month).
Bahria itself does not have access to multan road, and now will be getting access to multan road through nfc main road which is entering into sector bahria e. Bilawal house is constructed on the same road on the boundary of nfc and bahria.
I personally think it is the best place to invest currently. Nfc 1 is already an outclass built society in lahore and fully populated.

Bahria Enclave is a large and mix use development in close vicinity of Islamabad.

Plus: Beautiful location, security, good development standards, amenities, shopping malls, cinemas, parks, commercial etc etc.

Minus: Still far compared CDA Zone 1

CDA Zone-1 is the most favorite place for many people due to its location and close proximity to all the attractions.

Plus: Location, location, location!

Minus: Security, poor development standards, poorly managed infrastructure with no maintenance, electricity outage, water issues in some places etc etc.

So the question is if Bahria Enclave will be good enough to break the legacy of Zone-1 in 2-3 years

Shall we travel through time to 2020 Islamabad in Prof. Emmett Brown's time-traveling delorean car?

And let us try to spot the top-6 residential projects of Islamabad with the highest value in 2020?

I am not including Zone 1 in my list of Top-6 because there is nothing to guess. Sectors E-7, F-7, F-8, F-6, G-6, G-8, F-10, F-11, I-8, G-11, E-11, D-12 will always be the glittering jewels of Islamabad! And Zone I will remain the undisputed leader even if Malik Riaz can import a piece of Switzerland for his projects in Zone IV and V. Even G-13 and G-14/4 will always be more costly than Bahria, DHA and Multi. Zone I is Zone I.

It seems to me that the hierarchy outside Zone-I can be listed as follows:

1. Multi-Garden B-17 wears the Crown. In 2020 most likely Margalla Avenue will not only be operational, but it may be a dual carriageway with a flyover at gt road and piercing through Zone II. D-12 may be fully populated, sectors C-15 and C-16 may be nearing development completion. So the nearest scheme to the upscale sectors of Zone 1 Islamabad will be B-17. You can say the real Islamabad will come right to the doorstep of B-17. Multi's development standards and stone-throw distance from Zone 1 will make it the leader of all schemes outside Zone 1.

2. DHA Phase 2 is the runners up. Despite better development standards compared to Multi Garden, it is far from Zone I (which is the undisputed real Champion of Islamabad). This is the most posh community of Islamabad after the jewels of Zone 1. This status will attract the best fast food chains, the upscale shopping malls and the top notch educational and health facilities to DHA.

3. Bahria Town Rwp. Bahria will also attract the best facilities but its access is inferior as compared to DHA 2 so it is likely to fall one step behind DHA.

4. JKCHS Zone II. Despite average development standards, JKCHS-comprising G-15 and F-15-is the only project which will have direct access to Kashmir Highway (new airport link road) and GT road. Its strategic location will comfortably keep it at or near the top. The crossing between the Kashmir Highway and GT Road acts as the intersection between Rawalpindi, Islamabad, New Airport and Motorways to Peshawar and Lahore. It is already being described as the new Zero Point.

5. Bahria Enclave. Very scenic location surrounded by green hills and very close to Zone 1 Islamabad. Its excellent development standards will make Bahria Enclave a very pricey sector which will give tough competition to the better-located JKCHS.

6. D-17 and E-16/17 will vie for the Sixth Spot. These sectors will fight between them for the sixth position and the winner will be the one with better facilities.

InshaAllah. In the end, these predictions and all these sectors will have no value without Allah's will.

And we should pray to Allah that the Islamic Republic of Pakistan will be stronger, more united and totally self-reliant in 2020. Ameen. Otherwise, people of every city and sector will be on the losing end.
