🏡 Child Reunification in Portugal: Key Nuances of Submitting Your Documents

The online reunification portal is now active. The process consists of two steps: first, you submit an application on the portal and receive an appointment slot via email, and then you submit your documents in person at AIMA.
However, there is one crucial detail to keep in mind: the document package required for AIMA differs from the one submitted on the portal. You will need to gather additional critical documents:

🔹IRS tax declaration from the primary applicant who is reunifying their family members.

🔹Tax clearance certificate (proof of no outstanding debt).

🔹Proof of funds origin and income for the last 6 months from the primary applicant, or from both spouses.

🔹The child must be enrolled in a Portuguese school, even if the language of instruction is foreign.

🔹If the second parent is not present during submission, a written authorization for the child to obtain residency will be required.

🚗 How to exchange a foreign driver's license for a Portuguese one?

To do this, you need:

1️⃣ Resident status in Portugal

You cannot exchange your license without official status. You must have a residence permit or registered temporary protection.

2️⃣ Certificate of validity of the license

Official confirmation of the authenticity and categories of your foreign license (required for everyone except Ukrainian citizens with temporary protection).

3️⃣ Certificate of address

An extract from the tax authority (Finanças) indicating your address in Portugal.

4️⃣ Medical certificate

To issue the certificate, you need a national health service (SNS) number.

⏳ How the process works:

• Submit your application and document package online.

• Wait for review (usually the process takes between 3 and 5 months).

• Visit the IMT (Portugal's transport authority) in person, hand over your previous foreign license, and wait to receive your Portuguese license.

🇵🇹 New Mortgage Rules in Portugal

Starting August 1st, the Bank of Portugal has updated the terms for issuing housing loans. If you are planning to buy property, take note of these 3 key changes:

1. Reduced Debt Service Limit (DSTI): Now, total monthly payments across all loans cannot exceed 45% of a household's net income (previously 50%). The maximum available loan amount will be slightly lower.

2. Reduced Flexibility for Banks: Exceptions to the rules are now allowed for only 10% of applications, down from 20–25%. Getting approval with a high debt burden will become more difficult.

3. New Term Limits:
• Up to age 35 – mortgages up to 40 years.
• Over age 35 – maximum 35 years.

💡 Bonus for Youth (Under 35):

When buying a first home for personal residence (up to €450,000), key benefits still apply: 0% tax (IMT and Imposto do Selo) and the option for up to 100% financing with a state guarantee.

📌 Tip: Before submitting documents, be sure to recalculate your maximum payment with a broker using the new 45% cap.
