Let's look at an illustrated example of how the Lease Buyback Scheme work.

A couple, both 65 years old, are joint owners of a fully paid 5-room flat worth $520,000, with 65-year remaining lease. They choose to keep a 30-year lease, and sell the tail-end 35-year lease to HDB.

They sell 35 years of tail end lease to HDB worth $219,300.
Each owner gets $109,650.

The Basic Retirement Sum for the couple is $99,400.

Each of them top-up their basic retirement sum to $99,400.

The husband has $30,250 in cash after topping up his RA.

The wife has $15,250 in cash after topping up her RA.

Together, they have $45,500 in cash.

They also receive $1,140 in monthly payout - for life - from CPF Life (after topping up their CPF RA).

In addition, they also qualify for $7500 in cash bonus because their top-ups is more than $60,000.
