📢 Important Information for Landlords in Trinidad & Tobago
If you own rental property, it is important to understand the registration and tax obligations required by law to avoid penalties and ensure your investment remains compliant.
Here are a few important things every landlord should know:
✅ Mandatory Landlord Registration
All individuals and companies earning rental income must register with the Board of Inland Revenue (BIR) as a landlord. This allows rental income to be properly recorded within the tax system.
💰 One-Time Registration Fee
A $2,500 registration fee is required to register your landlord status.
This fee is paid per property, not per apartment.
Example:
• 1 property with 10 apartments = $2,500 total
• 2 properties at different addresses with 1 apartment each = $5,000 total ($2,500 per property)
⚠️ Penalties for Not Registering
Failure to register can result in the following penalties:
• Individuals: $1,000 every 6 months
• Companies: $2,500 every 6 months
Landlords are required to pay a quarterly tax on rental income.
There are two tax rates depending on the quarterly rental income:
• 2.5% on quarterly rental income under $20,000
• 3.5% on quarterly rental income over $20,000
Example (Under $20,000 Threshold):
Monthly Rent: $3,000
Quarterly Income: $9,000
2.5% Tax: $225 per quarter
Annual Rental Income: $36,000
Total Annual Tax: $900
Example (Over $20,000 Threshold):
Monthly Rent: $7,000
Quarterly Income: $21,000
3.5% Tax: $735 per quarter
Annual Rental Income: $84,000
Total Annual Tax: $2,940
🏠 No Tenants = No Tax Payable
The Landlord Business Surcharge only applies when you are earning rental income.
If the property is vacant and not generating income, no surcharge is payable for that period.
📑 Annual Tax Filing is Required
All landlords must file their annual tax returns. If additional payments were made, any excess may be refunded or credited.
