I know, I know. I have not been posting for long time. But I assure it did not come from lasyness, just in opposite. I am engaged into quite serious real estate project myself and the works seem not to finish at all.
I promis to write something again next week as there is a lot to tell about.

As I promised you to comment on real estates business in Zanzibar, I will share with you today some numbers related to the investment itself.

I was underlining here several times that Zanzibar is currently the hottest location to spend the money there hoping to convince you with this simple calculation. Please notice there is today 2 ways axially how foreigners, private or as business, are investing their money on its mystique island.
Private investors are rather buying existing properties and rent them out whereby the bit bigger players are building hotel similar projects.

Let us have a small insight into the first option. There is yet no big offer on existing new and luxury properties but it is slowly changing, also thanks to myself.

Given you find a property you must count with an expense of around 500.000 usd for a villa ranging between 120 -150 sgm with a plot of around 700 m2 near or the beach. You will not run away from minor expenses like some refreshment or/and smaller renovations and costs for lawyers, fees, taxes ect.
What the income concerns a 3 sleeping room villa, in a quite good standard, you can rent out to tourists for 1000 usd a day during at least 4 months a year which is July, August, December and January. Rest of the year you can easily get 500-600 usd a day in average.

So if you decide to handle the renting process yourself locally you will realize you ROI numbers will be fulfilled just after 3-4 years time.

Without any doubt business is on Zanzibar NOW !!!

Land in Zanzibar!

As it seems it starts to be a never ending story. The prices are increasing every day reaching slowly the height of the highest Himalaya Mountain.
When I came in January and started to look for investment ground, I could buy 1 hectar ( 10.000 m2) beach land for around 250.000 USD. Today, just after 6 months time it is hard to get one for 500.000 usd and good lands are getting rare.
Axially no wonder considering Zanzibar becomes the hottest investment location with people "escaping" with its money mostly from Europe where currently the politics and the rules are less understandable, money less valued and in some countries entreprenuers chased by different authorities. What about you? Do you trust your money is safe located on your bank account in your home country?

The construction demand in Zanzibar and possibilities related with are enormous. Regular production of building materials is not existent and subject of importation mostly from Turkey, China and India. Most of local construction products are made up by hand…what for us Europeans is almost impossible to encounter anymore

In January 2021 I came from Europe to Zanzibar for first time without any special expectations as Africa, in genaral, was not new to me. However just after few weeks I gave up all my CEO positions in my home country and started my business adventure on that magic island as the opportunities were, and still are, just unique here.
What was the convincing impulse for all that? I guess it was this cappuccino I was given in a small street bar on the East Coast and fun observing how much heart the guy invested to prepare it for me....expecting just a smile in reverse :)
