As I promised you to comment on real estates business in Zanzibar, I will share with you today some numbers related to the investment itself.
I was underlining here several times that Zanzibar is currently the hottest location to spend the money there hoping to convince you with this simple calculation. Please notice there is today 2 ways axially how foreigners, private or as business, are investing their money on its mystique island.
Private investors are rather buying existing properties and rent them out whereby the bit bigger players are building hotel similar projects.
Let us have a small insight into the first option. There is yet no big offer on existing new and luxury properties but it is slowly changing, also thanks to myself.
Given you find a property you must count with an expense of around 500.000 usd for a villa ranging between 120 -150 sgm with a plot of around 700 m2 near or the beach. You will not run away from minor expenses like some refreshment or/and smaller renovations and costs for lawyers, fees, taxes ect.
What the income concerns a 3 sleeping room villa, in a quite good standard, you can rent out to tourists for 1000 usd a day during at least 4 months a year which is July, August, December and January. Rest of the year you can easily get 500-600 usd a day in average.
So if you decide to handle the renting process yourself locally you will realize you ROI numbers will be fulfilled just after 3-4 years time.
