BUILDING TIPS THIS WEEK

Foundations are a crucial step in a construction project. It's also a step that's hard to catch in case of mistakes.

Here are, among other things, important points to check at this stage:

✅ Ensure that the project has a building permit. Place the construction sign at the front of the site and keep a paper copy of the permit file, on the construction site.

✅ Ensure that the foundations and the entire project are executed according to project specific structural plans, not just a copy and paste structural plan. Structural plans must be available on site.

✅ Ensure that the fence follows well the boundaries mentioned on the topographic extract of the land. Having a surveyor intervene for verification

✅ Check that the building's implantation is in accordance with the plans before starting the excavation of the foundation.

✅ Ensure that the chain level is well above the street, with a minimum of 30 cm above the street to prevent rainwater from flowing into the house.

✅ Check that the axes of the building are planted orthagonally.

✅ Carry out the groundwork of the building during the foundation (i.e. laying the copper, which will allow to insulate the house from potential power leaks).

✅ Check that the thicknesses of the concrete irons used match the structural plans and comply with the plan.

✅ Ensure that foundation walls are cracked and sealed to avoid capillary rises.

✅ Before making the walling, if the filling around the foundations has been made in soil, make sure it has been compacted with a jumping lady or a compactor, in layers of maximum 50 cm.
