At a recently purchased property in the Abilene area, our client—who had just relocated from out of state—discovered upon arrival that the home’s actual conditions did not reflect the online listing photos. Hidden moisture intrusion and long-term neglect had resulted in significant microbial contamination within the crawlspace and subfloor system. Tragically, the environmental conditions contributed to the loss of a household pet.
Facing limited resources and an urgent need for help, Critical Barriers, LLC stepped in to perform mold remediation with a focus on source correction, containment, and physical removal—not cosmetic or temporary treatment.
The project began by identifying and correcting a historic flood condition that had gone unresolved for decades. Rather than masking symptoms, remediation addressed the issue at its origin by controlling the water pathway driving microbial growth. Once the moisture source was corrected, work areas were isolated using engineered containment to prevent environmental cross-contamination.
Materials that could not be effectively cleaned were selectively removed. Remaining structural components were mechanically cleaned using HEPA-filtered methods. All remediation activities emphasized physical removal of contamination in accordance with industry standards, avoiding over-reliance on chemicals, sealants, or encapsulation where not appropriate. Structural elements were only retained after inspection confirmed their integrity.
The outcome was a cleaned, controlled environment suitable for independent third-party clearance verification, returning the affected areas to a normal fungal ecology and preparing the structure for safe reconstruction.
