Your sump pump has one job — and right now is when it matters most.

Fall storms roll through, the pit fills, the pump kicks on. Unless it doesn't. The pumps that fail are almost never the ones making noise. They die quietly over the summer, and the first big storm finds out for you. That's how basements flood in October and grow mold all winter.

The thirty-second test: pop the lid, pour in a five-gallon bucket of water, and watch. It should kick on hard and drain the pit fast. Weak stream, grinding noise, or nothing at all — that's your warning. Then walk outside and make sure the discharge pipe isn't buried in leaves.

A working sump pump is the cheapest mold prevention you own.

Your basement flooded. The demo crew tore everything out. Now comes the rebuild — and this is where a lot of people get it wrong.

Before new drywall goes up, the framing and concrete staying behind has to be dry and mold-free. I've seen rebuilds go up over studs that still held moisture. New walls hide it for a year, then it's a problem again — this time behind fresh paint.

The ten-second version: ask your rebuild contractor to show you moisture-meter readings on the studs and sill plate before they close the walls. Get the deconstruction crew's documentation of what was removed versus what stayed. Paperwork and readings — that's what protects you.

We verify spaces are clean and dry before the rebuild starts. That's the part we do.

Your bathroom fan is doing exactly what it's supposed to — and that's the problem.

Fall is when this shows up. Steamy showers, windows shut, and the fan dutifully moves all that warm, wet air somewhere. The question is where. In more attics than you'd expect, the duct ends open in the insulation instead of through the roof. That moisture condenses on cold decking all winter, soaks the insulation, and grows mold where nobody looks for years.

Here's the ten-second check: run the fan, then walk outside. Feel airflow at the roof or gable vent? Good. Nothing? That fan is exhausting straight into your attic — and that's a mold project waiting for spring.

Heating season is here. As we seal up the house and fire the furnace for the first time, any musty smell that's been quietly sitting in the basement all summer is about to get circulated through the entire home.

Don't mask it — trace it. A musty odor means microbial growth, and microbial growth means moisture is feeding it somewhere: a seeping foundation wall, a damp window well, a sump that runs too often, a dehumidifier that never shuts off. Candles won't find the source. Your nose will.

Fall walkthrough: go downstairs, sniff the floor drain and the furnace room, and look at the walls for staining or efflorescence. Damp spots now become spring mold projects later.

Heating season is here — and your house is about to spend the next six months sealed up tight.

That's exactly when radon becomes a problem. It's colorless, odorless, and completely silent — you can't see, smell, or taste it. Winter is peak radon season: shut windows and rising warm air pull soil gas in through foundation cracks and sump pits. Stack effect does the work; you never feel a thing.

Test before the furnace kicks on for good. A charcoal canister or a professional test tells you where you stand — the EPA action level is 4.0 pCi/L.

If your number comes back high, a mitigation system around here typically runs $1,200–$2,200, and it fixes the problem — just retest afterward to make sure the new level holds.
