A lot of real estate investors think the biggest problem is “finding a lender." Sometimes that’s true. But often, the real issue is that the deal has not been structured clearly enough for a capital source to understand the risk, the borrower, the property, the budget, and the exit.

Before chasing funding, investors should be able to answer:

-> What is the full use of funds?
-> How much cash-to-close is actually needed?
-> What documentation supports the value, income, rehab budget, or exit plan?

Today is Memorial Day, and my heart feels the weight of what this day truly means.

This is not just a holiday. It is a day to remember those who served and never made it home.

It is also a day to hold space for the men and women who returned from service forever changed — wounded, disabled, grieving, or carrying burdens most of us will never fully understand.

I do not believe we always honor sacrifice the way we should. Too often, the meaning gets lost in the noise of sales, cookouts, and convenience.

But today deserves stillness.

To those who gave their lives, to those whose lives were permanently altered, and to the families who live with that loss every day — you are not forgotten.

May we remember with humility.

May we honor with sincerity.

May we never treat sacrifice as ordinary.

I’ve been working behind the scenes with a team building a small residential portfolio here in Albuquerque—primarily off-market properties with equity in place at acquisition.
