I know you’re excited but you could end up having beautiful furniture and no house to put it in if your loan falls through because now you’re funds are short. Just. Don’t. Do. It. Wait! Listen, rent is stupid high. Interest rates are rising yes that’s true BUT if you’ve been around a while you know they still aren’t considered HIGH. They are kinda normal, we’ve just been spoiled for the last few years with insanely low rates. So while you might need to adjust your expectations on the kind of house and the amount of house you can afford, you’re still better off buying instead of renting for the same amount and potentially more than a mortgage. And when you buy you’re made an investment in your future and are building actual wealth. Don’t throw your money away on rent if you can be approved for a mortgage.

Hey! You can’t turn everything on! No you can’t run the washer or crank up/down the thermostat! Dad is not the inspector, EVEN if he’s a licensed inspector. Yes dad knows a lot but we need to do things legally and if something horrible happens (fire, flood, circuit shortage etc) it will be on us to be responsible. We need a paper trail and insurance and money exchanged for a proper inspection. Yes, dad can come but he needs to give you an opinion based on what we ALL see. Patience my lovelies, patience.

Every now and then us agents who are and sit and fester over one funny thing that was said that either cinched the deal or just totally ruined it. Thankfully! It’s usually a deal maker and not a deal breaker. But that time waiting before finding out, can be brutal lol
