I’ve been in the Anchorage real estate market for a long time through JP Majors LLC, and I pay close attention when something has the potential to materially change the market.
This is one of those things.
Nearly $7 BILLION is headed toward JBER.
The Air Force is preparing for a massive rebuild of Joint Base Elmendorf-Richardson under the Fightertown Recapitalization program. Construction is expected to start in 2027 and continue through 2035.
We’re talking hangars, dormitories, airfield infrastructure, taxiways, utilities, simulators, warehouses, fuel and munitions facilities—the works.
But here’s what interests me as a local property owner:
That money doesn’t stop at the JBER gate.
JBER family housing is reportedly already around 98% occupied, and the demand the base cannot accommodate is estimated to push roughly $10 million every month into Anchorage-area rents and mortgages.
Now consider what happens if billions of dollars in construction are followed by additional missions, personnel, contractors, support businesses and families.
That means more people needing somewhere to live.
And Anchorage already has a housing supply problem.
From Mountain View and Muldoon north through Eagle River, I believe we need to start looking at this as more than another military construction project. This could become one of the most significant economic and housing catalysts Anchorage has seen in years.
