We deliver trusted property care when you're not there. Annapolis Home Concierge provides trusted property care when you’re not there.

Providing discreet, trusted, home watch & concierge services for homeowners in Anne Arundel County who travel often, split time between residences, or are aging in place. We believe that every Home Owner deserves peace of mind in regard to their unoccupied property. Whether you are a seasonal resident, away on vacation, or simply away from your home for an extended period of time, our mission is to watch over your house as if it were our own and provide peace of mind. Through regular scheduled visits to your home we complete thorough property checks, customized to your specific property. Our team conducts a basic check of plumbing, electrical, and HVAC systems, as well as the overall condition of the home and property. We look at your home with a trained eye, making sure that everything is satisfactory. For example we check for leaks, pests and mold, all of which can be present in homes left alone for even the shortest interval. We cater specifically to snowbirds, vacationers, second home owners and anyone who leaves their house for an extended period of time. As a local woman owned and operated company, we are insured, bonded, and background checked. We promise to care for your home as if it were our own.

A few leaves on the lawn are no concern. A pile of them packed into a gutter or covering a drain is a different story.

Fall moves quickly in Maryland. Leaves are falling, rain still rolls in off the Chesapeake Bay, and nights are getting colder. Clogged gutters can send water toward your foundation or into your basement, often unnoticed until you return.
If you've already left for the season, these are exactly the changes our team watches for during every scheduled home watch visit. When we find something, you receive a detailed report, and we coordinate a trusted local vendor to take care of it.

As the first NHWA-certified home watch company in Annapolis, we proudly serve Annapolis, Severna Park, Arnold, Edgewater, Crofton, and communities throughout Anne Arundel County.

Do you know what your insurance company expects when your second home is unoccupied?

Many owners never ask until they file a claim, and by then the questions are harder to answer. Policies often include special language for vacant or unoccupied homes, and the details vary from one carrier to the next.

Our latest blog post covers what a vacancy clause may mean, the questions worth asking your insurance agent, and how a dated, detailed inspection report can help document the care your home received while you were away.

Problems at home don’t take a vacation when you do. From storms and leaks to HVAC, plumbing, pests, and humidity, small issues can become expensive ones when no one is there to notice.

Every home is different. So is our approach.

No two properties (or families) have the same needs. Maybe you need weekly checks in hurricane season and monthly the rest of the year. Maybe your home has a boat lift, a w**e cellar, or a finicky HVAC system that needs extra attention. Maybe you just want one trusted contact instead of five different vendors.

That's exactly why we don't do one-size-fits-all.

We start with a conversation about your home, your schedule, and what peace of mind actually looks like for you. From there, we build a plan around it, not the other way around.

✔Custom visit schedules
✔Services tailored to your property's specific needs
✔A trusted team that knows your home and your preferences

Have unique needs? We'd love to hear about them.

When you’re away, the little things can become big things.

A slow leak. An HVAC issue. Storm damage. A system that simply isn’t working the way it should. When no one is home, these problems can go unnoticed for days or even weeks.

That’s why professional Home Watch is about more than simply stopping by. At Annapolis Home Concierge, we provide regular, detailed visits designed to identify concerns early, document the condition of your property, and help address issues when they arise.

Because caring for your home shouldn’t stop just because you’re not there.

Labor Day weekend is almost here, and for many second homeowners and seasonal residents, that means the summer season in Annapolis is winding down. Before you head south for the season, this is the perfect time to get back on our schedule. A few things worth doing before the season turns: schedule HVAC service now before the fall rush begins, check gutters and downspouts for summer debris, inspect exterior caulking and seals after months of Chesapeake humidity, and test sump pumps for early signs of moisture. A little proactive maintenance now saves you time, money, and stress later. Our team handles all of it, so you do not have to think about it, wherever you are.

Annapolis and Anne Arundel County saw another round of strong storms this week, with heat and humidity building right behind them. It is a good reminder that late summer in the Chesapeake Bay area can turn quickly.
If your home has been empty while you traveled this summer, now is a smart time for a full check. Look for downed limbs near the roof, standing water by the foundation, and any signs your air conditioning struggled to keep up with the humidity.
At Annapolis Home Concierge, this is exactly what we watch for on every visit. Our team checks your systems, secures loose items outside, and lets you know right away if something needs attention. You get a detailed report after every visit, so you always know your home is secure and well maintained, even when you are miles away.
Hurricane season runs through November, and we are watching conditions along the coast closely. If you want extra peace of mind before the next storm rolls through, reach out, and we will build a visit schedule that fits your home.
