📢 ATTENTION CONDO BOARDS & PROPERTY MANAGERS 📢
Major changes are here for conventional mortgage approvals! Fannie Mae and Freddie Mac have updated their lender eligibility rules, putting association reserves under much closer scrutiny.

If your community isn't compliant, potential buyers could lose access to conventional financing, directly impacting unit sales and property values.

Key Changes to Know:
🗓️ Effective August 3, 2026:
❌ No "Baseline" Funding: Lenders no longer accept baseline funding models (aiming to keep balances just above $0).
📈 Highest Recommendation Rule: If using a study to adjust reserve funding, your budget must follow the study’s highest recommended allocation.
⏰ 3-Year Max Age: Reserve studies cannot be older than 36 months (3 years) at project review.
🤝 Independent Experts Only: Studies must be conducted by an independent third-party specialist.

🗓️ Effective January 4, 2027:
💰 15% Reserve Allocation: Associations must allocate at least 15% (up from 10%) of total annual budgeted assessment income to replacement reserves.

Action Steps for Your Board:
1️⃣ Check the date on your last reserve study—if it’s nearing the 3-year mark, schedule an update now.
2️⃣ Ensure your funding plan uses an approved Threshold or Full Funding model.
3️⃣ Review your budget allocation to prepare for the upcoming 15% requirement.
