This Mill in Franklin, MA is the kind of project where accurate documentation makes all the difference.

Pointknown documented more than 100,000 square feet across five interconnected mill buildings using mobile and terrestrial scanning, drone capture, 360 imagery, topo documentation, and a full Revit model.

With sloping floors, elevation changes, and the natural complexity of older mill construction, the project team needed dependable information before moving deeper into design. That’s exactly what existing conditions documentation is supposed to do: reduce uncertainty and help good projects move forward with confidence.

A new chapter is beginning at 528 Commonwealth Avenue in Boston’s Back Bay — and we were excited to help Tuscan Group get the project started with a complete digital capture of the space.

Before design begins, teams usually spend weeks measuring and rebuilding existing conditions. Instead, we created a full digital twin of the former Blue Ribbon Bistro (previously Eastern Standard) using mobile LiDAR scanning, 360 video, and Portal Cam capture to generate a photo-real walkthrough and design-ready 3D model.

The result: architects and designers can jump straight into layout decisions, finishes, and planning — faster and with fewer surprises.

From full kitchen documentation to Twinmotion visualization, this project is a great example of how reality capture helps projects move from documentation → decision-making much faster.

We started with a drone panorama of the Boston skyline, then zoomed into our crew working on the 4th floor deck — part of a full-building capture using drones, Portal Cam, mobile scanning, 360 video, and SLR photos.

We recently documented a historic barn at an artists residency in Gloucester, MA — a nonprofit that gives working artists the space and time to create. 🎨

In support of their mission, we donated a significant portion of our services and created a detailed Revit model along with Twinmotion visualizations of the structure and site. We even built a custom HDRI sky from our on-site 360° capture so the lighting and atmosphere match the real setting.

Proud to use digital tools to help preserve spaces where art and history continue to live.

We recently had the opportunity to document a beautiful residential property on the South Shore of Massachusetts, capturing the main home, carriage house, tennis court, and surrounding grounds to create a detailed 3D record of the property as it exists today.

Using a combination of laser scanning, drone photography, and immersive 360° video, we provided the design team and homeowners with accurate digital models and visualizations. Starting with precise existing information helps renovation and addition projects run more smoothly — with better decisions early and fewer surprises later.

It’s always rewarding to help transform real spaces into digital foundations for thoughtful design. (And yes… next time we might take the ferry instead of sitting in traffic 😄)

📍 Project Highlight: 24 Basin Road, Chilmark, MA

Pointknown is proud to have partnered with the Martha’s Vineyard Fishermen’s Preservation Trust on their mission to preserve the island’s working waterfront.

At 24 Basin Road in Chilmark, we used advanced laser scanning and Revit modeling to document the property’s existing conditions. This work helps support the Trust’s efforts to protect access for local fishermen and preserve an essential piece of Martha’s Vineyard’s heritage.
