I'll be the first to tell you... we're probably not the cheapest lender out there πŸ˜…

You can always find someone a couple points cheaper.

But here's the thing... a lot of those lenders will make you jump through a million damn hoops. πŸ˜‚

We work with first-time flippers.
We do rural properties.
We use desktop appraisals.
And for draws, sometimes it's as simple as sending a few pictures. πŸ‘€

That's the tradeoff.

Some people shop for the cheapest loan. I think most investors eventually realize speed, flexibility, and relationships are worth a hell of a lot more. πŸ‘Š

What's more important to you: the lowest rate or the easiest path to closing?

Not always. πŸ‘€

If you've got consistent income coming in from a W-2, rentals, or a strong co-borrower, sometimes that tells the story just fine.

At the end of the day, lenders just want to know you're not gonna run out of damn money halfway through the project πŸ˜‚

Every deal's a little different. That's why it's worth having the conversation instead of assuming you're disqualified. πŸ‘Š

You'd be surprised how many people count themselves out before they even ask.

That's bu****it. πŸ‘€

Experience helps. It'll usually get you better terms. But it's not a make-or-break thing.

What lenders really wanna know is...

Can you communicate?
Can you execute?
And are you gonna be a pain in the ass to work with? πŸ˜‚

I've seen first-time investors get funded and seasoned investors get turned down.

This business is about relationships just as much as numbers. πŸ‘Š

People always ask me, "Derek, how much funding can you actually get?" πŸ˜…

Well... I got $135k.

Six months later? Another $90k plus a line of credit. πŸ‘€

Now we're applying for more.

The crazy part is my business had never made a damn penny. πŸ˜‚

No huge revenue. No fancy office. Nothing.

Most people think they're stuck because they don't have enough money. Sometimes they're just using the wrong strategy.

Meanwhile, I'm taking that capital and putting it to work in deals that actually make money. That's the game. πŸ‘Š

One of my favorite questions is...

There really isn't one. If the deal is under 70% LTV, we can potentially cover 100% of the purchase and 100% of the rehab. You just need funds for closing costs and to get the first draw moving. πŸ‘€

No experience? Cool.
First flip? Cool.

Most people think they need 10 flips under their belt before anyone will take them seriously. That's bu****it. πŸ˜…

Preferably you've got a 640+ credit score. Below that, underwriters start looking at the file like they're trying to solve a damn murder mystery πŸ˜‚

Good deal + decent credit + some liquidity = let's have a conversation.

A few years ago, I was DROWNINGπŸ˜…

Had a triplex sucking the life out of me and about $35k in credit card debt.
The crazy part? I wasn't missing payments. My utilization was just high as hell.
Paid off the debt, credit score shot up, and ended up getting approved for $135k at 0% business credit.

That one move changed a lot!!!!!!!!!!!! πŸ˜‚

Sometimes the thing holding you back isn't your income, your experience, or your business... it's just the strategy.

Do it again.

The funny part? Most people have no clue this is even a thing.

That’s why I like lenders that already set your draw money aside upfront. πŸ‘€

You finish the work, send the request, and get paid fast.

No weird excuses.
