For a minute, I thought I was gonna be a fu***ng rockstar closer.

Then I spent six months chasing s**tty leads and realized… this isn’t me.

I’m not here to convince people to do s**t.

I just tell people the truth, build real relationships, and let the opportunity sell itself.

Turns out, business gets a lot easier when you stop pretending to be someone you’re not.

You don't necessarily need years of experience to start the conversation.

We're looking at the deal, the property, the plan, and the overall strength of the borrower.

You don’t have to know everything to get started.

Just ask questions, learn from people who’ve done it before, and don’t try to reinvent the damn wheel. 👊

Most people think the first step to getting funding is finding the right lender.

Sometimes the first step is fixing the s**t that's hurting your financial profile. 😂

Carrying a lot of revolving debt can put pressure on your finances and make it harder to qualify for certain types of financing.

So don't ignore the problem.

Pay down debt where you can. Get your utilization under control. Make sure your finances are organized before taking on another project.

The order of operations matters. 👀

Fix the foundation ➡️ strengthen your financial position ➡️ pursue the right opportunity.

It's not magic.

It's just not doing things ass backwards. 👊

I don't care how badly you want to close a deal...

If you're about to hide a second position from the first lender, I'm gonna tell you to stop that s**t immediately. 😂

One young investor told me he was planning to do exactly that.

My response?

"Dude, you're young. Stay out of prison." 😂

I'm all for creative finance. I'm all for finding ways to make deals work.

But don't get cute with the paperwork.

Be upfront. Structure it correctly. If the lender says no, find another damn deal.

A good deal is never worth risking your reputation over. 👊

Finding good opportunities is one thing. Finding people you can actually trust is a whole different game. 😂

I've talked to thousands of people, tested different opportunities, and even put my own money into deals to see how people actually operate.

Some overpromised and underdelivered.

Those relationships didn't last.

The good ones?

I kept them.

Now I've got a small group of people I trust, and we keep doing good business together. 👊

I don't need 100 different opportunities.

I want the few that actually work.

That's the game:

Test it. Find what works. Build the relationship. Rinse and repeat.

Most people get access to capital and then let it sit there. 😂

I'd rather make that s**t work.

The goal isn't just to get funded.

It's knowing when to deploy capital, when to hold it, and when to put it into a deal that actually makes sense. 👀

One thing I've learned in business:

Stop trying to be the smartest person in the room. Start building the right damn relationships.

You don't need to know everything.

Sometimes you just need good people you can call, bounce s**t off of, and get the deal across the finish line.

That's how you build a real network.

Not collecting 500 contacts.

Having 5 people you actually trust. 👊

Who are the people you can call when you need to figure some s**t out?

I get asked all the time, “Derek, how the hell do I get started in real estate?” 😂

Honestly, it’s about having the right pieces working together.

Need a deal funded? We can look at hard money.

Need long-term financing for a rental? DSCR may be the right fit.

And no, I’m not telling you to go to Vegas and put it all on black. 😂

You don't need to be some 20-year veteran flipper.

You need a good deal, the right structure, a realistic exit, and enough money to close and carry it.

That’s the game. 👊

This is what scaling actually looks like. 👀

You’ve got a waiting list full of people ready to come in… but you don’t have enough houses to put them in.

That’s not a demand problem. That’s a capital problem.

Get the right funding in place, build the right systems, and suddenly you’re not asking, “How do I find more business?”

You’re asking, “How many deals can I actually handle without fu***ng everything up?” 😂

Money can help you scale.

But systems are what keep the whole damn thing from falling apart.

This is why I don't give a damn how many times we've worked with a title company before.

Trust, but verify. 👀

We had a deal where everything looked good. PSA accepted. Mutual release accepted. We're literally at the last document before wiring the money...

Then we find the fine print:

“All current and future funds are non-refundable.” 😳

Yeah... fu***ng NO.

I've also had title companies tell us they suddenly don't do same day closings anymore, even after we've worked with them before.

When you're moving serious money, you don't assume s**t.

You verify the title company.
You verify the closing process.
You read the damn fine print.

A 10-minute phone call can save you a massive headache later.
