StudioRes by Marriott Memphis Cordova is now open.

The opening extends Noble’s Branded Long-Term Accommodations platform, now past 10,000 rooms, into another high-conviction market. Every asset is underwritten to the same profile.

The thesis is structural. Workforce mobility continues to rise. Housing affordability remains constrained. New supply arrives slowest in the markets where demand is building fastest. Longer stays and a leaner operating model convert that demand into cash flow designed to hold through a cycle.

Memphis Cordova fits that profile: hospitals, medical-device manufacturers, and corporate employers across the Cordova–Bartlett corridor support a recurring need for flexible accommodations for traveling professionals, project teams, and relocating households.

Nick Coker has joined Noble as an Analyst on our Asset Management team.

Nick spent five years in commercial real estate at Mount Street and Trimont Real Estate Advisors, working on financial performance and strategic initiatives across diversified portfolios. He also brings depth in data, technology, and applied AI.

At Noble he will support asset-level analysis across our portfolio of more than 200 hotels in 31 states and help advance how we use our platform data to drive performance.

More than 60% of guest days across Noble’s WoodSpring Suites portfolio come from stays of 30 nights or longer.

That changes how investors should underwrite the business.

Branded long-term accommodations (BLTA) serve households and a mobile workforce that need a place to live for weeks or months.

Longer stays mean fewer room turns, less frequent housekeeping, and a more efficient operating model. The discipline is preserving that model by staying focused on the extended-stay customer.

Noble returned to the Atlanta Hawks and State Farm's annual Million Meal Pack, working alongside thousands of volunteers to assemble meals that will support individuals and families facing food insecurity across Atlanta.

Nehali Patel has joined Noble as Director of Asset Management.

She will partner with our operating teams across the multi-brand portfolio, with responsibility for revenue growth, operating efficiency, and asset-level performance. Her track record runs from opening hotels to delivering portfolio-wide gains in revenue and guest satisfaction.

"Operating rigor is what turns strategy into cash flow," said Steven Nicholas, managing principal and head of asset management. "Nehali has done that work at the property level and across portfolios."

Noble’s Owen Berry, Michael Worrell, and Dewitt Lovelace spent time yesterday with students at the Georgia Tech Building Construction Career Fair, sharing perspectives on hospitality design and development and introducing the next generation to career opportunities across our industry.

For more than three decades, Noble has invested in early-career talent through mentorship, hands-on experience, and meaningful responsibility. Many of the leaders who shape our firm today began their careers with someone willing to invest in their potential.
