We open in markets where the demand was already there.

StudioRes by Marriott Fayetteville, North Carolina is now open, the newest asset in Noble's Branded Long-Term Accommodations platform. Fayetteville fits the profile we underwrite for across BLTA: sustained workforce mobility, constrained new supply, and a demand base that has held through prior cycles.

Extended stay guests do not book on impulse. They book because they are working, relocating, or building something. Demand with a reason behind it is the demand that survives a downturn.

Branded long-term accommodations are the most structurally advantaged segment in lodging.

Workforce mobility is rising and supply has been hardest to deliver exactly where that demand is growing fastest. Longer stays, a leaner operating model, and materially higher profit margins produce cash flow that holds its shape through a cycle.

Noble has broken ground on our first LivSmart Studios by Hilton.

We have built alongside Hilton across cycles for three decades with more than 50 hotels and $1.5 billion of invested capital. New product in a supply-constrained segment, with a partner we trust, and at a basis we set.
