🚨 NFIP Lapse - Expectations During a Government Shutdown 🚨

As of Oct 1, 2025, the National Flood Insurance Program (NFIP) has expired due to the government shutdown. Regulators (NCUA, FDIC, OCC, FRB, FCA) remind lenders - you can still close loans, but compliance remains key.

Here’s what you need to know:

- No new NFIP policies can be issued
- No increases or renewals on existing policies if payment is received after Oct 1
- Closings can proceed without NFIP insurance - this is a risk decision, not a regulatory prohibition

Lenders must still:

✅ Conduct flood zone determinations

✅ Provide timely flood notices to borrowers

✅ Evaluate safety and soundness risks

✅ Consider private flood insurance options

Once NFIP is reauthorized, force placement procedures must begin for affected borrowers.

Stay proactive, stay compliant, and keep borrowers informed.
