I will forever stand on the fact that nothing can destroy your home like water 💧‼️

The HVAC condensation like has broken at the turn and leaked all the way down into the interstitial cavity of the house.

An interstitial cavity is a concealed space between the walls where plumbing and hvac runs.

This one is going to be interesting and require us to do some exploring to find the complete path of the water damage and mold growth.

We get so busy in the field that I sometimes forget to post our work! Some jobs take weeks, while others are smaller fixes like this one.

A large gap around this HVAC vent allowed hot attic air to mix with the cold air from the duct, creating condensation, moisture, and eventually mold.

Easy fix! We removed and replaced the affected drywall, sealed the air gaps, cleaned the duct and vent, painted, and put everything back together. 🙌

And a quick reminder: **Run your bathroom exhaust fan during your shower and for at least an hour afterward!**

I recently inspected a home where we found a significant amount of mold growth throughout the property.
Air leaks around the vents, improper roof installation, and HVAC issues created the PERFECT conditions for mold growth. We were even seeing growth on the children’s toys. 🦠

Unfortunately, instead of correcting the conditions we identified, we were informed that the current lease would be terminated. And THAT is the part that bothers me the most. Because eventually, another family may move into this home with absolutely no idea what could be happening inside the vents, walls, attic, and other concealed areas.

The current family reported becoming sick and ultimately had to leave the home. I hate to think of another family moving in and potentially finding themselves dealing with the same conditions.

Georgia landlord/tenant laws can leave significant gray areas when it comes to mold, moisture, testing, remediation, and disclosure — and situations like this are exactly why mold awareness matters.

Look at our website for pre move-in inspections! Don't let this happen to you!
