The rent is not the rent.

On a triple net lease, the monthly number in the listing is base rent. Property taxes, building insurance, and common area maintenance sit on top of it. Those get estimated at the start of the year and reconciled at the end — so if taxes go up, the invoice for the difference arrives months later.

Then there is what you pay before you move in at all. A security deposit. Often first and last month. And in a lot of cases, a personal guarantee for the full term of the lease — which means if the business defaults, you are the one who owes it.

A full service or gross lease folds most of the monthly costs into one number. Flexible space goes further: one number, and no reconciliation waiting at the end of the year.

You do not have to be a member to book the room.

A lot of people assume our conference room and event space are members-only. They are not. If you need somewhere to run a training, host a client meeting, interview candidates, or gather a group — you can book it.

Wi-Fi that holds. A screen that works. Parking that is not a hunt. Coffee already made. And someone here on the day if the tech gets stubborn.

There is a patio too, for the part of the meeting that goes better outside.

Turns out we buried the lead.

Office Evolution ranked #1 in Coworking Spaces on Entrepreneur's 2026 Franchise 500® — and we have not mentioned it once. The brand also moved up 46 spots overall, from #439 to #393.

What it means for anyone here in Aurora is pretty simple: the private offices, coworking floor, meeting rooms, patio, and event space on S. Main St are run on a model that has been tested in a lot of buildings for a lot of years.
