After a water loss, you might wonder why we bring in both air movers and dehumidifiers. Wouldn't a few fans be enough?

The two actually serve different purposes.

Air movers circulate air across wet materials, helping moisture evaporate faster. Dehumidifiers then remove that moisture from the air, allowing the drying process to continue.

Without dehumidification, moisture can build up in the air and slow down drying, even with fans running.

It's also why simply setting up a few household fans after a leak doesn't always get the job done. Water can remain trapped in drywall, flooring, and other building materials long after the surface feels dry.

At Peak Northwest Restoration, we use professional drying equipment and moisture monitoring to help make sure affected materials are thoroughly dried—not just dry on the surface.

Homeowner: “It’s just a tiny drip under the sink. I’ll deal with it this weekend.”

Tiny drip: “Perfect. I have plans.”

Subfloor: “Why am I involved in this?” 😂

Small leaks can have big ambitions. If that “tiny drip” turns into something more, Peak Northwest Restoration is here to help find the moisture, dry it out, and put things back together.

Your LVP looks perfectly fine after a water leak. What’s happening underneath it?

Luxury vinyl plank itself is highly water resistant, but that doesn’t mean the entire flooring system is waterproof.

Water can travel through seams and around the perimeter of the floor and become trapped underneath the planks. Depending on the installation, that moisture may affect the underlayment, subfloor, baseboards, or walls while the surface of the flooring still looks completely normal.

Whether the floor can be dried in place or needs to be removed depends on how much water is present, the type of water, the flooring system, and the materials underneath it.

When it comes to water damage, what you can’t see is often just as important as what you can.

You found the leak and shut off the water. Problem solved…right?

Stopping the source is the most important first step, but the water that already entered your home still has to go somewhere.

Moisture can remain trapped underneath flooring, behind baseboards, inside walls, and in insulation or subflooring long after the visible water is gone. Left wet, these materials can lead to swelling, deterioration, odors, or microbial growth.

After a significant leak, it’s worth checking where the water traveled—not just where you saw it.

If you’re unsure, a moisture inspection can help determine whether everything is actually dry.

Why Does Mold Keep Coming Back?

Cleaning visible mold doesn’t necessarily solve the problem.

Mold growth needs moisture. If the underlying source—such as a plumbing leak, condensation, poor ventilation, or moisture entering a crawlspace or attic—isn’t addressed, conditions may remain favorable for growth to return.

Proper mold remediation is about more than what you can see. It means identifying the affected materials, controlling the work area, thoroughly cleaning or removing contaminated materials as appropriate, and most importantly, understanding where the moisture came from in the first place.

At Peak Northwest Restoration, our goal isn’t simply to make mold disappear. It’s to properly remediate the affected area and help identify the conditions that contributed to the problem.

Everything looks dry—but is it?

After a water leak, surfaces can dry long before the materials underneath them do. Moisture can remain trapped inside drywall, insulation, subflooring, wall cavities, and underneath flooring without being visible or even feeling wet to the touch.

That’s why professional water damage inspections involve more than simply looking for wet areas. Moisture meters and thermal imaging can help identify where water traveled and what materials are still affected.

Catching hidden moisture early can mean the difference between drying materials in place and dealing with additional damage later.

Not sure if everything actually dried? Peak Northwest Restoration offers free water and moisture inspections throughout Central Oregon.

Plumber: “Good news, I found the leak.”
Homeowner: “What’s the bad news?”
Plumber: “Your downstairs ceiling found it first.” 😬

Water has a way of finding the worst possible route through your home.

When it does, Peak Northwest Restoration is here to help.

Buying or Selling a Home? Don’t Forget the Attic.

Attics are easy to overlook, but they’re also a common place for hidden moisture and mold growth. Roof leaks, condensation, poor ventilation, or bathroom fans venting into the attic can all create problems that aren’t visible from the living space.

For sellers, finding and addressing attic mold before listing can prevent an unexpected issue during the transaction.

For buyers, taking a closer look can help identify a moisture problem before the home becomes yours.

If mold is discovered, professional remediation can help get the issue addressed properly and keep the transaction moving forward.
