⚠️ MOLD INSPECTION | COPPERHILL, TN

Today’s mold inspection in Copperhill, Tennessee is a powerful example of what can happen when a home loses proper climate and humidity control.

This cabin was mistakenly left without the HVAC system operating for approximately three weeks. When the homeowners returned, they discovered extensive visible mold growth throughout the property—affecting building surfaces and a significant amount of the contents inside the home.

In our hot, humid climate, an HVAC system does much more than cool a house. It also helps remove moisture from the indoor air. When a closed-up cabin sits without adequate dehumidification, indoor relative humidity can rise high enough to create conditions favorable for mold growth.

And mold doesn't necessarily require a burst pipe or major water leak. Elevated humidity alone can provide enough moisture for mold to develop on susceptible surfaces.

Cases like this are also why proper remediation involves much more than simply spraying or wiping down visible growth. When contamination is widespread, the structure, HVAC conditions, contents, affected materials, containment requirements, and appropriate cleaning methods all need to be evaluated before developing a remediation plan.

If you own a vacation home or mountain cabin that sits unoccupied, maintaining humidity control—and periodically checking the property—can prevent a small environmental issue from becoming an extremely expensive restoration project.

🪵 TODAY’S ROTTEN WOOD INSPECTION | BLUE RIDGE, GA

Another project getting underway right here in Blue Ridge, Georgia!

Today, our team completed a detailed exterior inspection of this beautiful mountain cabin and identified multiple areas of rotted and deteriorated wood that need attention.

In the North Georgia mountains, exterior wood takes a beating from rain, humidity, temperature changes, and prolonged moisture exposure. Once water begins penetrating failed paint, caulking, trim, siding, or other vulnerable areas, deterioration can continue beneath the surface and become much more extensive than it initially appears.

Our plan is to address the damaged materials properly, repair and replace the deteriorated wood where necessary, prepare the exterior, and give this cabin the protection—and appearance—it deserves.

🏡 Stay tuned for the full transformation of this cabin’s exterior. We’ll be documenting the project from inspection and repairs through the finished product so you can see the difference from start to finish.

🚨 TODAY’S MOLD INSPECTION: A SMALL ROOF LEAK TURNED INTO A BIG PROBLEM

Today’s inspection is a perfect example of why hidden water damage should never be underestimated.

Several weeks ago, a tree limb fell and damaged the roof of this home. From inside, the homeowners had no idea there was a problem. There were no obvious signs showing them what was happening above the ceiling.

Meanwhile, rainwater was making its way into the structure.

The insulation became wet.
The building materials stayed damp.
And hidden microbial growth had time to develop.

The homeowners finally discovered the damage when the ceiling actually fell in.

By that point, what started as exterior storm damage had developed into a much larger moisture and mold problem hidden above the finished ceiling.

This is exactly why we stress the importance of having your home inspected after tree impacts, roof damage, severe storms, or suspected leaks—even when everything looks fine from inside the house.

Water doesn't have to pour through your ceiling to cause damage. A slow, concealed leak can remain trapped inside insulation, drywall, framing, and other building materials for weeks before you ever see the first obvious symptom.

At MRS Restoration – The Water Damage Company, our IICRC-certified technicians use professional moisture-detection equipment and detailed inspection procedures to identify problems that aren't always visible to the naked eye.

If a tree has hit your roof or you suspect water may be getting into your home, don't wait for the ceiling to fall before having it checked.

💦 THOUSANDS OF GALLONS OF WATER — 4,500+ SQ. FT. AFFECTED BY MOISTURE IN NORTH GEORGIA

A failed tankless water heater pressure relief valve can cause an incredible amount of damage before anyone realizes there’s a problem.

On this North Georgia water damage project, a pressure valve failure released thousands of gallons of water, affecting approximately 2,600 sq. ft. of this 4,500 sq. ft. crawlspace.

This isn’t a situation where you simply pump out the standing water and throw in a few fans.

Our mitigation process requires:

💧 Heavy water extraction to remove the bulk water
🧹 Muck-out and debris removal throughout the affected crawlspace
✂️ Removal of the saturated v***r barrier
⛏️ Removal of the upper layer of muddy, saturated surface soil where necessary
🚧 Construction of a containment wall separating the affected crawlspace from the unaffected area
💨 Commercial dehumidification to control moisture and accelerate structural drying
🌀 HEPA air scrubbers to help maintain cleaner air within the work area
📊 Ongoing moisture and environmental monitoring throughout the drying process

And this is where experience matters.

A crawlspace this large during a North Georgia summer can present difficult drying conditions. High outdoor temperatures combined with heavy relative humidity can continually introduce additional moisture into the environment if the drying chamber isn't properly controlled.

For a loss of this size and severity, proper structural drying can take approximately 10–15 days, depending on actual material moisture content, environmental conditions, ev***ration rates, and daily drying progress.

The objective isn't to make the crawlspace look dry.

The objective is to get it dry.

Removing standing water is only the beginning. Proper water damage mitigation requires controlling the environment, removing materials that interfere with drying, isolating affected areas, operating properly sized drying equipment, and documenting moisture conditions until an appropriate dry standard is achieved.

If you have a busted pipe, failed water heater, flooded crawlspace, appliance leak, or major water loss in Blue Ridge or the surrounding North Georgia area, call MRS Restoration.

💧 CHERRY LOG, GA WATER DAMAGE — THIS IS WHY A THOROUGH MOISTURE INSPECTION MATTERS

Take a look at these incredible inspection photos from one of our newest water damage restoration projects in Cherry Log, Georgia.

This home experienced a main water supply line break, allowing a significant amount of water to enter the finished portion of the home. While the water you can see is an obvious concern, the moisture you can't see is often what requires the most attention.

At MRS Restoration – The Water Damage Company, our technicians don't simply remove standing water, set a few fans, and assume the structure is dry.

🔎 WE INSPECT. WE MEASURE. WE DOCUMENT. WE VERIFY.

A professional water damage inspection may include moisture mapping, thermal imaging, moisture-meter readings, and evaluation of wall cavities, insulation, cabinetry, flooring assemblies, structural materials, and other areas where water can become trapped.

Trapped moisture left behind inside a building assembly can create conditions favorable for microbial growth and secondary damage. A wall, floor, cabinet, fireplace chase, or insulated cavity can appear completely normal from the outside while still containing elevated moisture internally.

That's why proper inspection and documentation are such important parts of professional water damage mitigation and structural drying.

🎓 CONTINUING EDUCATION MATTERS

We're extremely proud of our employees for continuing to invest in their education and technical knowledge.

MRS Restoration employs IICRC-trained and certified restoration technicians, and we believe education shouldn't stop when someone receives a certification. Restoration science, structural drying techniques, equipment, building materials, moisture detection, documentation practices, and industry standards continue to evolve.

Our technicians put in the time to complete continuing education credits, technical training, and industry-specific education so they can bring that knowledge directly into our customers' homes.

When you're hiring a water damage restoration company in Cherry Log, Blue Ridge, Mineral Bluff, Morganton, Ellijay, McCaysville, Epworth, or throughout North Georgia, ask an important question:

Who is actually inspecting and drying my home, and what restoration training do they have?

Water can travel underneath flooring, behind baseboards, into drywall, insulation, wall cavities, cabinets, framing, and other concealed areas. Finding those areas requires more than looking at the surface.

It requires training, professional moisture-detection equipment, documentation, and an understanding of structural drying.

Our objective isn't unnecessary demolition. A detailed moisture inspection helps us determine what actually needs to be removed and what can potentially be dried and saved.

That's the difference between guessing and performing a documented restoration inspection.

🚨 EMERGENCY WATER DAMAGE RESTORATION | BLUE RIDGE & CHERRY LOG, GA 💧

Another late-night water damage emergency in the Blue Ridge / Cherry Log, Georgia area after a busted main water supply line flooded this home’s entire finished basement with several inches of water.

At MRS Restoration – The Water Damage Company, our goal isn't to tear out everything that gets wet. Our goal is to use professional water extraction, structural drying, moisture monitoring, and targeted demolition to save as much of the home as safely possible.

On this project, most of the finished basement can potentially be dried in place. Some exterior walls contain wet insulation and will require selective removal so we can properly access and dry the affected areas.

The kitchenette cabinets are non-salvageable and will be removed, but we plan to carefully remove and save the countertop. The bathrooms have floating vanities, which kept them safely above the water and out of harm's way.

After extracting the standing water, we'll strategically manipulate contents, use furniture blocks where appropriate, and position professional dehumidifiers and air-moving equipment throughout the basement. Safe-to-dry contents can remain in place when they don't interfere with airflow or the structural drying process.

Water damage doesn't automatically mean your home needs to be gutted.

In many residential water damage projects, our target is approximately 3 days of active structural drying. Certain materials or isolated areas may require additional drying time depending on moisture levels and site conditions, but that doesn't necessarily mean the entire home needs extended drying.

Every project is different, and our drying decisions are based on the actual conditions we find and the moisture readings we document.

Our goal is to get this homeowner dry, safe, and back to a sense of relief while preserving as much of their home as possible.

If you have a burst pipe, leaking water line, flooded basement, appliance leak, or other water damage in Blue Ridge, Cherry Log, or North Georgia, MRS Restoration provides emergency water extraction and professional water damage mitigation.

💧 KYLEE’S “DID YOU KNOW?” — Can Wet Hardwood Floors Actually Be Saved?

One of the most common questions we hear after a water loss is: “Can my wet hardwood floors actually be saved?”

The answer is sometimes, YES! But the sooner professional water damage mitigation begins, the better the opportunity may be to dry the flooring in place.

When hardwood gets wet, moisture can migrate through the flooring, into the subfloor, and underneath surrounding materials. Even when the surface feels dry, moisture may still be trapped below.

Depending on the type of flooring, amount of water, length of time it has been wet, and contamination level, professional drying techniques may be able to save hardwood that might otherwise be removed.

At MRS Restoration – The Water Damage Company, we can use specialized hardwood floor drying systems, commercial dehumidification, controlled airflow, and professional moisture monitoring to attempt to dry affected flooring and subflooring.

⏱️ Time matters. The longer hardwood remains wet, the greater the potential for cupping, buckling, staining, microbial growth, and permanent damage.

So before you assume your hardwood floors have to be torn out, have them professionally evaluated. In the right circumstances, they may be able to be saved.

💧 KYLEE’S “DID YOU KNOW?” — Think a Few Box Fans Will Dry Out Your Home? They Won’t.

After a water leak, burst pipe, appliance failure, or other water damage, putting a few box fans around the house might make the surface feel dry — but that doesn’t mean your home is actually dry.

Water can migrate into subfloors, wall cavities, insulation, framing, cabinets, and other building materials where ordinary fans simply can’t tell you whether moisture remains.

Professional water damage restoration and structural drying involves much more than blowing air around the room.

💨 Professional air movers create controlled airflow across wet materials.
💧 Commercial dehumidifiers remove moisture from the air and help drive the drying process.
🌡️ Moisture meters and thermal imaging can help identify moisture you can't see or feel.
📊 Proper monitoring helps determine whether affected materials are actually reaching appropriate drying goals.

Why does this matter?

Moisture left behind can contribute to mold growth, odors, deterioration of building materials, and additional damage long after everything appears dry on the surface.

If your home has experienced water damage, don't assume a few fans and a couple of days are enough. Make sure it's actually dry.

🎥 Watch Kylee’s latest “Did You Know?” to learn why professional structural drying matters.

💡 KYLEE’S “DID YOU KNOW?” — Should You File an Insurance Claim for Water Damage in Your Home?

Did you know that not every water damage situation automatically means you should file a homeowners insurance claim?

If you discover water damage in your home in Blue Ridge, GA, Ellijay, GA, or the surrounding North Georgia area, filing an insurance claim isn’t always the first step you should take. The cause of the water damage, extent of the loss, your deductible, and your homeowners insurance coverage can all affect that decision.

Before making that decision:

💧 Find the source and stop the water if it’s safe to do so.
📸 Document the water damage with photos and videos.
⏱️ Don’t delay necessary water mitigation. Waiting can allow moisture to spread and cause additional damage.
📄 Understand your deductible and coverage. Not every type of water loss is covered the same way.
☎️ Talk with a qualified water damage restoration professional so you understand the extent of the damage before making major decisions.

At MRS Restoration – The Water Damage Company, we help homeowners throughout Blue Ridge, Ellijay, Mineral Bluff, Morganton, McCaysville, Epworth, Cherry Log, Murphy, and surrounding North Georgia, Tennessee, and Western North Carolina communities evaluate water damage and understand what may be involved in properly drying and restoring their property.

The important thing is to act quickly to protect your home — then make an informed decision about your insurance claim.
