#1: Building a Professional Team

A good home buying experience is a team effort that you are at the heart of! We are here to guide and assist you but cannot replace your personal involvement. There is a distinct benefit to working with professionals that are accustomed to working together. You can definitely build your own team. The basic’s you will need are Real Estate, Mortgage, Title Insurer and/or Title Attorney, Insurance, Home Inspector, Termite Inspector, Surveyor, and then there are additional inspections you may need depending upon the area such as Septic Tank, Plumbing, Air Quality, Water Quality, Soil if out west or there are signs of structural cracking or settlement. Many Local Real Estate Expert who has established solid professional working relationships the team is ready made for you. Working with professionals who regularly work together greatly improves the results!

#2: Bidding

Your opening bid should be based on two things: what you can afford (because you don’t want to outbid yourself), and what you really believe the property is worth. Make your opening bid something that’s fair and reasonable and isn’t going to totally offend the seller. A lot of people think they should go lower the first time they make a bid. It all depends on what the market is doing at the time. You need to look at what other homes have gone for in that neighborhood and you want to get an average price per square foot. Are there are any sign the area may have growth potential. Are people investing in their home with renovations and or addition? Investigate with the City or County if there are any plans to develop in the surrounding area that may add value or the contrary something that might detract from the property’s value down the road.
