What to look for when choosing a Public Insurance Adjuster:

When property damage happens, whether from a hurricane, plumbing leak, fire, or roof issue, the insurance claim process can feel overwhelming. That’s exactly when hiring a public insurance adjuster can make all the difference.

A public adjuster works for you, not the insurance company, to make sure your claim is handled fairly and you get the full settlement you deserve. But not all adjusters are created equal. Choosing the right one can directly impact how smoothly your claim goes, and the amount you recover.

Here’s what to look for when choosing a public adjuster in Florida:

1. Verify They Are Licensed And Legitimate

In Florida, all public adjusters must be licensed by the Florida Department of Financial Services (DFS). Always verify their license number before signing a contract.

A legitimate adjuster will gladly provide you with proof of licensing and explain your rights as a policyholder. If someone avoids your question or pressures you to sign paperwork right away, that’s a big red flag.

✅ Pro Tip: It’s important that they belong to a professional trade association like Florida Association of Public Insurance Adjusters (FAPIA) (https://www.fapia.net/). You can verify a public adjuster’s license directly on the FAPIA website (https://www.fapia.net/verify-licensees.html).

2. Look For Experience With Your Type Of Claim

Experience matters. Every claim is different whether you have hurricane damage, a fire loss, or water damage, all require different documentation and negotiation strategies.

Choose a public adjuster who specializes in your type of property damage and who has successfully handled claims like yours. Ask how long they have been in business and how many claims they have settled in South Florida.

At our office, we are often asked about insurance companies that agents recommend.

Clients want to know if we’ve dealt with those carriers before, whether they are reputable, and which might be the better choice.

The first step is understanding the difference between admitted insurance companies and surplus lines insurance companies.

✅ Admitted Companies are licensed and regulated by the Florida Department of Financial Services (DFS). If issues arise, you can turn to the DFS for help and oversight.

⚠️ Surplus Lines Companies are not regulated in the same way. They operate outside of many state protections, leaving policyholders with far fewer rights. DFS cannot help.

Some even restrict your right to hire a public adjuster when you have a claim!

As a public adjuster handling property damage insurance claims claims, it’s not safe for me to get on a client’s roof in bad weather. ⛈️

This week on my way to the West Coast of Florida to handle an appraisal inspection, which included roof damage from Hurricane Milton, this happened.

After so many hours driving, all I could think of was please please please, let the rain stop so we can get on the roof, conduct our inspection, and settle our clients claim.

Thankfully the sun came out just in time for me to get on the roof with the opposing appraiser for the insurance company.

Rain or shine, our clients always come first and YES I do get on roofs!

Are you a property owner in Florida? If so, then this message is for you!

Did you know that Florida is known as the “lightening capital of the United States” and experiences more lightening strikes per square mile than any other state? ⚡

Lightning strikes can cause significant damage in various ways that can result in property damage and the need to file an insurance claim. 📋

Don’t underestimate the damage that lightening can cause:

✅ Roof damage
✅ Fallen tree onto your house or building
✅ Fires
✅ Interior water damage from an opening in your roof caused by lightening, or from putting out a fire

Safety comes first!

If you follow the 30-30 rule, you can stay out of harms way. When you hear thunder within 30 seconds of a lightening flash, seek shelter immediately and stay indoors until after the last sound of thunder.

Never seek shelter under a tree, it is far too dangerous.

As public adjusters, we have seen firsthand the damage caused from lightening.

I am not an engineer. I am not an architect. I do not remove mold. I’m not a contractor or roofer.

As a Public Insurance Adjuster, I do wear many hats while handling property damage insurance claims. I cannot give advice on what I mentioned above!

I can advise you about your insurance claim and property damage, inspect damage to your roof and property, take copious notes and photos, prepare detailed damage repair estimates, suggest the use of experts when needed, prepare all required documentation for your claim, meet with your insurance company, contact your insurance company, and negotiate the settlement of your claim. The list can go on and on.

Yes multi-tasking at its finest and you don’t want to miss out!!!

Is being a public adjuster always glamorous?

No, but I wouldn’t change how much I love to help people every day!

✅ Some days I need to get on a client’s roof.
✅ Other days I walk through Fire and Water damaged properties with no power.
✅ Then there are days I am in the office.

No matter which day it is, the details and proper documentation of property damage is key in obtaining the claim settlement my clients deserve.

Yes I get dirty and sweaty, and my days can be long and stressful, but I love helping people, so I can always shower it off at the end of the day 😂

Living in South Florida, we are subject to extreme heat and weather events during certain times of the year, so it’s important to maintain your property.

Property maintenance is imperative because it can affect your wallet in a positive or negative way. For example, during the hot days of summer, the use of your air conditioner increases. If your air conditioner is in good working condition, you can benefit from lower utility bills. It can also help avoid water damage to your property from a leak in your air conditioner.

Additionally, when your property is well maintained, you are less likely to have any pre-existing damage. In the event you have to file a property damage insurance claim, your insurance policy will not cover pre-existing or long-term damage.

Being proactive and fixing small issues before they turn into big ones, is a simple way to avoid costly repairs down the road and may also increase your property value.
