You Found Mold. Do You Really Need to Know Its Name?

A home inspector recently spotted what appeared to be mold in an attic and took a swab to have it tested.

But here's the thing: Mold spores are everywhere. They're a natural part of our environment, both indoors and outdoors.

The problem isn't the presence of mold spores. It's what happens when moisture gives those spores an opportunity to grow.

When there's visible mold growth, identifying the particular species often doesn't change what needs to happen next.

The important questions are:

🔹 Why is moisture accumulating?

🔹 Is ventilation inadequate?

🔹 Is warm, humid air entering the attic?

🔹 What needs to change to prevent the mold from returning?

Testing has its place, particularly when the source of a problem isn't obvious. But when mold growth is already visible, spending money to identify its species may not tell you anything that changes the solution.

Sometimes the first step in mold remediation has nothing to do with mold.

We recently looked at a home where there were areas that needed attention — but there was so much stored in the basement, closets, and other spaces that remediation simply couldn't be done yet.

Mold remediation requires access. We need to be able to reach affected surfaces, set up the work area properly, inspect what we're dealing with, and treat the materials safely and thoroughly.

Heavy storage can also make it harder to spot moisture problems and can limit airflow around walls and other surfaces.

This isn't about having a perfectly organized home. Most of us have spaces where things accumulate. But when remediation is needed, sometimes clearing access has to come first.

Finding mold is usually what gets a homeowner’s attention.

As temperatures outside begin to drop, your roof gets colder while the air inside your home stays warm.

Finding mold in your attic doesn’t necessarily mean mold was the first thing that went wrong.

Often, it’s the last visible sign in a chain of events.

Maybe insulation was added and airflow changed. Maybe soffit vents became blocked. Maybe a bathroom fan is sending moisture where it shouldn’t. Or maybe the ventilation system simply isn’t keeping up with the way the house functions today.

That’s why removing attic mold is only part of the job. You also want to understand what allowed it to grow in the first place.

Your bathroom fan can vent outside — and still be vented wrong.

We sometimes find bathroom exhaust fans vented through the soffit. At first glance, that seems reasonable. The moist bathroom air is going outside, right?

The problem is that soffit vents are intake vents. They’re designed to draw outside air into the attic as part of the ventilation system.

So when a bathroom fan exhausts warm, moisture-filled air near a soffit vent, some of that moisture can be drawn right back into the attic.

And once warm, moist air reaches colder roof sheathing, you can have the conditions for condensation — and eventually mold growth.

Bathroom exhaust should be vented through the roof or gable end using an insulated exhaust pipe.

Getting moisture out of the bathroom is only half the job.

You also need to make sure it stays out of the attic.

Should I install an attic fan to improve my attic ventilation?

Maybe.

It sounds logical: If moisture in an attic is a problem, moving more air through the attic should help.

But more ventilation isn't necessarily better ventilation.

A powered attic fan can move a LOT of air. If there isn't enough intake ventilation at the soffits to supply that air, the fan still has to get it from somewhere.

That can mean pulling air up from the living space below — including warm, moisture-filled air — or even pulling air down through the ridge vent instead of allowing the ventilation system to work as intended.

The goal isn't simply to move more air.

It's to have a properly balanced system, with enough intake and exhaust ventilation working together.

Before adding another fan, find out how the attic is already functioning.

Sometimes adding more isn't the solution.

Can I just spray attic mold myself?

It’s a question we hear a lot.

The problem with the DIY approach is that the mold you see usually isn’t the real problem.

As Mike tells homeowners:

“You don’t have a mold problem. You have a water problem.”

Mold spores are everywhere. Give them the right temperature, something organic to grow on — like wood — and moisture, and they can become active.

So spraying what you can see without figuring out where that moisture is coming from doesn’t solve the problem.

It could be excess humidity entering the attic from the living space. A bathroom fan. Air leaks. Inadequate ventilation. Condensation. A roof leak. Ice dams. Often, it’s a combination of factors.

And please don’t reach for the bleach. Bleach is not recommended for porous materials such as attic sheathing, and introducing chlorine bleach into an enclosed attic creates its own concerns.

Good mold remediation starts by asking why the attic is getting wet.

Find the source. Fix the problem. Then remediate the mold.

“The attic looked fine when we bought the house.”

It probably did.

One thing Mike often explains to homeowners is that a house works as a system. Change one part of that system, and you can unintentionally affect another.

Adding insulation is a good example. More insulation can improve energy efficiency, but it also changes the way heat and air move between your living space and attic. If the attic doesn’t have adequate ventilation, moisture can become trapped and condensation can develop on the roof sheathing.

Other home improvements can change the balance too.

So when mold shows up in an attic that was clean several years ago, one of the first questions to ask is:

What changed?

Attic mold isn’t just about removing what’s growing. It’s about understanding why the conditions changed enough for it to grow in the first place.
