This was an interesting find by Crown Home Watch. We initially thought there was a leak at the pool equipment as the slab and equipment were all soaked. Turned out the leak was actually in the solar system on the roof!
Bottom line is we found the problem and notified the owner, who was able to get their solar company out to fix the leak.

Crown Home Watch had another busy week looking after our clients homes in Lakewood Ranch, Florida.
We discovered this large wasps nest at a clients house. Hard to spot unless you are trained to look for such things, which we are. Along with the interior we also check the exterior of your home including the soffits where wasps like to build their nests.

Crown Home Watch had a very busy week dealing with failed HVAC systems. Mostly blocked condensation drain lines but this one was a little more serious. We met with International Air who quickly determined the blower motor had failed causing the unit to completely freeze up.
In Florida microbial growth can start within 72 hours if your AC fails. Don’t let this happen to your Lakewood Ranch home.

Timing is everything!
We were checking a clients house today, the thermostat was fine at 78 degrees. Then we checked the air handler.
We made a conscious decision to always remove our shoes and check the home in our stocking feet as opposed to putting on booties. The main reason being we have had several occasions where we have stepped on a wet spot on a carpet looked up and spotted a leak! Might have missed it with shoes and booties on.
Water in a pan below an air handler is very difficult to see with a flashlight, so we make it a practice to dip our toe in the pan to see if it’s wet. Today, we hit pay dirt! A wet sock!
The condensation line was blocked and water was returning back to the unit filling the pan. This would have resulted in the handler shutting down and the AC turning off!
Without AC microbial growth can begin in Florida in as little as 72 hours.
We shut the system down and will meet with International Air tomorrow on our clients behalf to get the line cleared.

Incredible the amount of wildlife we see living in beautiful Lakewood Ranch, Florida. One of our clients sent us this photo this morning of a couple of Roseate Spoonbill’s feeding in Country Club,fantastic plumage, what a great start to the day!
